Median days on market in Herriman fell to 26 in June, down from 36 in May and 41 in April — a pace that's now faster than last June's 31 days despite far more competition for buyers to sort through. Closings hit 101, the most of any month in the past year and well above the 76-sale monthly average of the prior 12 months, while active inventory kept climbing to 454 homes.

Market pulse

Days on market have moved in a clear arc since December — 52 days, then a winter peak of 72 in February, before dropping to 40 in March, 41 in April, 36 in May, and 26 in June. Active inventory hasn't stopped climbing over that same stretch, from 293 in January to 454 in June, while new listings held near 150 a month through the spring. Sale-to-list slipped slightly to 98.83% from April's 99.73%, and 38 of June's 101 closings involved a price cut along the way — a real signal now that the price-change field has been reliably tracked since May. Mt. Rainier and Capitol Reef combined for 38 of the month's sales, both trading well under the city median.

Mortgage context

The 30-year sits at 6.875% today, up 0.25 percentage points from 6.625% thirty days ago, and has climbed in five of the last six monthly averages — from 6.19% in February to 6.66% in June. That trajectory is pushing more Herriman sellers toward price adjustments rather than holding firm, which shows up directly in June's 38 price-cut closings.

Payment math

A median Herriman home priced at $578,000 with 20% down runs $3,037 a month in principal and interest at today's 6.875%, $77 more than the $2,960 it cost just 30 days ago at 6.625%, and $209 above the $2,828 payment from February's 6.19% low.

If you're buying

Move fast on anything in the $400K-$700K band — median days on market there fell to just 17, with a quarter of those closings under 7 days. If you want negotiating room, look toward Mt. Rainier or Capitol Reef, where 21 and 17 homes sold respectively at prices under $450,000; those two subdivisions carried more than a third of June's volume and still left room below list on 52 of the month's 101 closings.

If you're selling

Price to the $400K-$700K band's momentum if your home fits there — that segment is moving in a median 17 days and still absorbing volume. If you're above $700,000, expect a longer runway: that band's median days on market held at 18 in June but historically has stretched past 100 in slower months, so build in room to negotiate rather than counting on a quick close at list.

Outlook

With rates still climbing and inventory at 454 homes — its highest point across the past year — expect the faster closing pace to level off some as buyers gain more to choose from heading into fall. Warm alpine-summer conditions across Salt Lake County should keep new listings flowing through August, but if rates push toward 7%, the sale-to-list ratio likely drifts further below 99% as more sellers follow Mt. Rainier and Capitol Reef into price reductions.

Watch for

If the 30-year crosses 7% before September, expect the share of Herriman closings involving a price cut to climb past June's 38 out of 101 as sellers compete harder for a thinner buyer pool.

"Herriman closes faster, lists more, and prices lean on Mt. Rainier and Capitol Reef to do it."

Common questions about Herriman this month

Is Herriman a buyer's or seller's market in June 2026?

It's mixed and leaning toward buyers on price but not on speed. Homes are moving fast — median days on market dropped to 26 from 36 in May and 41 in April — yet the sale-to-list ratio slipped to 98.83% and only 15 of 101 closings sold above list, with 52 selling below asking.

Why are homes selling faster in Herriman this summer?

June closings hit 101, up from 82 in May and well above the prior 12-month average of 76 a month, while active inventory kept climbing to 454. More buyers are working through a larger pool of listings at once, and sellers who priced realistically — 38 of them cut price before closing — found buyers quickly.

How much has the rise in mortgage rates affected Herriman payments?

The 30-year sits at 6.875% today, up 0.25 percentage points from 6.625% just 30 days ago, adding $77 a month to the payment on a median $578,000 Herriman home. That payment is now $3,037 a month, $209 above the $2,828 it would have been back in February when rates averaged 6.19%.

Which Herriman neighborhoods are selling the fastest right now?

Capitol Reef and Mountain Ridge both posted median days on market under 20 in June, while Mt. Rainier led in volume with 21 sales despite sitting a median 100 days — a split between quick-moving lower-priced listings and slower luxury inventory.

Should I wait for rates to drop before buying in Herriman?

Rates have climbed in five of the last six months, from 6.19% in February to 6.66% in June and 6.875% today, so there's no clear near-term relief in sight. Waiting risks both a higher rate and a market that's already absorbing 101 sales a month against rising inventory.
