Roy's active listings hit 143 as Hill AFB-area buyers wait out rate hikes.

Active listings in Roy reached 143 in July, up 21.2% from June's 118 and the fourth straight monthly increase since March's 92. Only 30 homes closed, tied with June for the slowest month in over a year and well below the prior 12-month average of 40, so July's $437,950 median sale price should be read as a reflection of which homes closed rather than a clean market signal. With inventory climbing and closings flat, sellers are competing harder for a shrinking pool of buyers.

Market pulse

Active inventory has moved from 96 in May to 118 in June to 143 in July, while new listings held near 59-68 a month over that stretch — supply is building faster than it's being absorbed. Median days on market ticked from 9 in May to 18 in June and held at 18 in July, still fast by Roy's winter standards but no longer compressing. The sale-to-list ratio slipped to 98.53% in July from 100.1% in May, and sold-above-list count dropped to 9 from 13 that same month. Compared to July 2025's 52 closings and 100.11% sale-to-list ratio, this July's pace is markedly cooler even with a higher median sale price.

Mortgage context

The 30-year rate averaged 6.79% in July, up from 6.19% in February and now sitting at 6.875% as of early August. That climb is starting to show up in Roy's numbers — price cuts hit 14 of July's 30 closings, the highest share of the year, as sellers adjust to buyers who can't stretch as far each month.

Payment math

A buyer financing Roy's $438,000 median home with 20% down is looking at $2,302 a month in principal and interest at today's 6.875% rate, $58 more than they'd have paid just 30 days ago at 6.625%, and $158 above the $2,144 payment they'd have locked in back in February when rates averaged 6.19%.

If you're buying

With 143 homes active and closings stuck at 30, buyers have real room to negotiate — 11 of July's 30 sales closed below list. Target listings that have taken a price cut already; 14 of July's closings had one, the highest share all year. Crestwood Estates and Hidden Cove Ph. 4 both saw activity in July in the $590K-$615K range, worth watching if a price adjustment follows the broader trend.

If you're selling

Pricing near June's median list of $420,000 hasn't worked as well as pricing closer to what's actually closing — July's median list dropped to $406,000 while median sale price rose to $437,950, showing buyers are still paying up for the right homes. Sellers whose homes sit past 54 days (the current 75th-percentile mark) should expect to negotiate, not hold firm. Homes in the $400K-$700K band are still moving at a 19-day median, so price and condition in that range remain your best lever.

Outlook

Expect inventory to keep climbing into fall unless new listings pull back from their recent 59-68 monthly pace, especially with rates now above 6.875% discouraging some move-up sellers from listing and relisting. Buyers who can still qualify at today's payment have more leverage than at any point since last winter, while sellers should plan on longer days on market and more price adjustments through Q4. Watch whether Hill AFB-driven demand holds up as the school year starts, since that's traditionally when Roy's family-buyer pool thins out.

If new listings keep running above 55 a month while sold counts stay near 30, months-of-supply likely climbs past 5 by September, pushing the sale-to-list ratio toward the high-96% range.
