Homes in Park City took a median 28 days to sell in August, a sharp pullback from July's 4-day pace but still faster than last August's 38 days. That speed reversal comes as active listings climbed to 1,030 — the heaviest shelf of the past six months — while only 58 homes closed, below the prior 12-month average of 73 a month. Buyers have more to pick from than sellers have buyers for, and the market is behaving like it.

Median days on market has bounced around all year: 82 in January, down to 36 in February, 28 in March, then a brief low of 4 in July before returning to 28 in August.
