Farmington listings double since spring even as homes sell faster, not slower.

Homes that sold in Farmington this July went under contract in a median of 14 days, down from 21 in June and close to April's 8-day pace — a market that looks fast on the surface. But that speed is masking a supply problem: active listings hit 88, nearly double June's 67 and more than double April's 46, while only 12 homes closed, the lightest month since February's 13. That combination — fast-moving contracts but a shrinking buyer pool relative to what's for sale — is the real story this month.

Active listings have climbed every month since April's 46 — 48 in May, 67 in June, and now 88 in July — while sold counts have gone the other way, from 23 in April down to 12 in July, matching February's 13 as the lightest months of the year. Days on market has actually tightened, though: the median fell from 21 in June to 14 in July, and the gap between fast and slow sales narrowed sharply, with the top quartile closing in just 16 days versus 43 days in June. Farmington Crossing carried two of July's twelve sales at $366,000, pulling the under-$400,000 segment back into the mix for the first time since March. A year ago, July 2025 closed just 11 homes at a median 83 days — this July's 12 sales in 14 days is a much quicker market, even with more than 40% more inventory sitting on the shelf (88 versus 61 active a year ago).
Mortgage context
The 30-year averaged 6.79% in July, up from 6.55% in May and 6.66% in June, and has kept climbing to 6.875% today. That six-month climb from February's 6.19% average is adding real cost for anyone financing a purchase here, even as local sellers are the ones facing more competition for fewer buyers.
Payment math
Financing Farmington's $627,450 median home with 20% down costs $3,298 a month at today's 6.875% rate, which is $42 more than 30 days ago when the rate sat at 6.75%, and $227 above the $3,071 payment buyers locked in back in February 2026 when rates averaged 6.19%.
If you're buying
With 88 homes active against just 12 closings, you have room to negotiate — nine of July's twelve sales closed below list. Look hard at Farmington Crossing, where the two July closings landed at $366,000, well under the $400,000-700,000 band's $600,000 median elsewhere. Don't chase list price on anything sitting past the 11-day mark for the lower quartile; sellers here are already cutting.
If you're selling
Inventory has doubled from June's 67 to 88 active listings while closings fell to 12, so pricing to last spring's 98-100% sale-to-list ratios will leave you sitting. July's ratio slipped to 97.77%, the softest of the past six months, and price ahead of that trend rather than chasing it down later. Homes priced realistically are still moving fast — the top quartile closed in just 16 days — so tight pricing paired with July's alpine-summer showing conditions is your best lever.
Outlook
Expect inventory to keep building into late summer unless closings pick up from July's pace — 37 new listings came on in July alone, nearly matching June's 38. With rates already at 6.875% and trending up 0.125 percentage points over the past 30 days, buyer urgency may stay muted through September, which typically favors buyers on price even as days-on-market numbers look fast. Sellers who price realistically against the $767,450 median list price, rather than last spring's asking levels, should still see quick contracts.

If active listings keep climbing at the pace set since April — 46, 48, 67, 88 — while closings hold near 12-13 a month, the sale-to-list ratio likely drifts below 97% by September as sellers compete harder for a shrinking buyer pool.
