Pleasant Grove's shelf tops 112 homes as summer buyers stay on the sidelines

Active listings in Pleasant Grove reached 112 in July, up from 82 in June and 74 back in April — the fourth straight monthly increase. Only 16 homes closed, the lightest month of the past year and well below the 42 sold in July 2025, so this reading leans on a small group of sales rather than a full market picture. With that caveat, the math points toward buyers: more homes to choose from, fewer people closing, and a median sale price of $502,500 that's really a reflection of what few homes changed hands rather than a clean read on values.
Market pulse
Active listings have climbed every month since March's 62 — reaching 74 in April, 73 in May, 82 in June, and now 112 in July. Closings have moved the other direction: 34 in April, 27 in May, 18 in June, and 16 in July, the slowest month in the past year against a prior 12-month average near 29. Days on market crept back up to a median of 30 in July after bottoming at 10 in May, and seven of July's closings involved a price cut along the way, the most of any month this year. At July's sales pace it would take about 7 months to sell everything currently listed, up from roughly 2 months back in February.
Mortgage context
The 30-year rate averaged 6.79% in July and has now moved to 6.875%, up 0.25 percentage points in the past 30 days from 6.625%. That climb adds $67 a month to the payment on a median-priced home here, and it's part of a longer run — rates have moved from February's 6.19% average up 0.68 percentage points to today's spot rate.
Payment math
A $503,000 median home with 20% down runs $2,641 a month at 6.875% today, $67 more than the $2,574 it would have cost 30 days ago at 6.625%, and $181 above the $2,460 payment buyers locked in back in February when rates averaged 6.19%.

With only 16 closings and 112 homes active, you have more room to negotiate than any month this year — seven of July's sales came with a price cut first. Look hard at the under-$400K band, where the median sale fell to $303,500, and don't anchor to the $584,495 median list price, which is running well above what's actually closing. Homes in Belle Monet sat a median 97 days before selling, a sign that patience pays in slower subdivisions.
If you're selling
Price to last month's closed numbers, not to the $584,495 median list — that gap tells you the shelf is priced ahead of the market. Seven of the 16 July sales took a price cut to get there, so building in room up front beats chasing the market down. If you're above $700,000, expect a longer runway: that band's median days on market hit 48 in July.
Outlook
With inventory now well above where it sat in spring and closings running thin, expect negotiating room to widen through late summer, especially above $700,000 where days on market already stretched to 48. Rates near 6.9% and climbing toward the high 6s by August will keep some buyers on the fence, which should keep new construction and resale competing for the same shrinking pool of closings. Sellers who need to move this fall should plan on pricing closer to what's actually closing rather than the $584,495 median asking figure.
Watch for
If new listings keep landing near 47 a month while closings stay in the mid-teens, the months-to-sell-out figure likely keeps climbing past July's 7 and active inventory could push toward 130 by fall.
