Homes in Ogden took a median of 30 days to sell in July, up from 13 in June — a jump of more than 130% that marks the sharpest slowdown in the pace of closings this year. Only 57 homes closed, down from 63 in June and well below the prior 12-month average of 83 a month, even as active listings climbed to 441. With inventory building and closings thinning out, this reads as a buyer's market taking shape in real time.
Market pulse
Active listings have climbed every month since February's 234, reaching 257 in March, 273 in April, 298 in May, 363 in June, and 441 in July — nearly double a year ago. New listings held near 149 in July, well ahead of the 57 that actually closed, and it would now take roughly 7-8 months of sales at July's pace to clear the current shelf, up sharply from the 2-3 months typical earlier this year. Days on market swung from a 50-day high in February down to 13 in June before rebounding to 30 in July, and the sale-to-list ratio slipped to 98.04%, its lowest reading in the past six months. Price cuts before sale accounted for 21 of July's 57 closings, similar to June's pace.
Mortgage context
The 30-year rate averaged 6.79% in July and has kept climbing since, reaching 6.875% today — up 0.25 percentage points in the past 30 days alone. That's part of why closings have thinned: the same buyers shopping in February, when rates averaged 6.19%, are now facing a materially higher monthly cost on the same loan.
Payment math
On Ogden's $352,000 median home with 20% down, the monthly principal-and-interest payment now runs $1,850 at today's 6.875% rate, $47 more than just 30 days ago when the rate sat at 6.625%, and $127 above the $1,723 payment buyers locked in back in February 2026 when the rate averaged 6.19%.
If you're buying
Homes are sitting longer — the median 30 days on market this July compares with just 13 in June — so there's no need to rush an offer at asking. With 30 of 57 closings selling below list, open with a number under asking, especially in the under-$400K band, which took a median of 32 days. Look hard at listings past 78 days (the top quarter), where sellers have already seen the market cool once.
If you're selling
Inventory has climbed for five straight months, from 234 active listings in February to 441 in July, while closings dropped to 57 from 63 in June — buyers now have far more to compare your home against. Price close to what's actually closing rather than the $362,000 median list, since only 16 of 57 sales this month went above asking. A listing like Valley View PRUD, which closed two homes at a $627,500 median in 32 days, shows realistic pricing still moves.
Outlook
With rates already at 6.875% and climbing into August's 6.88% average, expect closings to stay light through late summer as some buyers wait out the rate path. Inventory near 441 homes gives buyers in the $400,000-and-under band — 36 of July's 57 sales — real room to negotiate, while sellers in the $400K-$700K range, where days on market hit 38, will need to price closer to what's actually closing. Barring a rate pullback, look for days on market to stay in the 25-35 day range into September rather than returning to June's 13-day pace.
Watch for
If new listings keep running above 145 a month while closings stay near 57-60, the months-of-supply figure likely climbs past 8 by September, pushing the sale-to-list ratio toward 97% or lower.
"Ogden's July slowdown: fewer sales, slower sales, more competition"
Common questions about Ogden this month
Is Ogden a buyer's or seller's market in July 2026? ▾
The data points toward buyers gaining ground. Active listings reached 441, up from 234 in February, while only 57 homes closed in July versus a prior 12-month average of 83. Days on market nearly tripled from June's 13-day median to 30 days, and 30 of 57 sales closed below asking.
Why did homes in Ogden take so much longer to sell in July than in June? ▾
Median days on market rose from 13 in June to 30 in July, a jump of more than 130%. Part of this reflects fewer motivated buyers as the 30-year rate climbed to 6.79% on average for the month, and part reflects the growing number of active listings — 441 in July versus 363 in June — giving buyers more to compare before committing.
How much has the July 2026 rate increase added to a typical Ogden house payment? ▾
On the $352,000 median home with 20% down, the payment moved from $1,803 thirty days ago to $1,850 today, a $47 increase tied to the 30-year rate climbing from 6.625% to 6.875%. Compared with February's 6.19% average, when the same payment was $1,723, buyers are now paying $127 more a month.
Are sellers still getting full price in Ogden? ▾
Less often than earlier this year. The sale-to-list ratio slipped to 98.04% in July, its lowest reading of the past six months, and only 16 of 57 closings sold above the asking price while 30 sold below it. Sellers who priced near June's tighter market are finding buyers slower to bite.
Which Ogden neighborhoods are still selling well despite the slowdown? ▾
Valley View PRUD closed two homes at a median $627,500 in 32 days, a reasonably fast pace given July's citywide median of 30 days. Faster-moving sales like Bristol Farms, which closed in 0 days, and Pointe at Stone Mtn., at 7 days, show that well-priced or unique properties are still finding quick buyers even as the overall market cools.
