Ogden homes close in 2 days as June listings reach 430, the most in a year

Median days on market in Ogden dropped to 2 in June 2026, down from 12 in May and 16 in April — the fastest typical close of the past six months. That speed sits alongside only 61 closings, well below the 79 to 89 sold in each of the prior four months, even as active listings climbed to 430, up from 339 in May and 307 in April. Homes that are priced correctly are moving almost immediately; everything else is adding to a listing count that keeps growing.

Market pulse

The days-on-market drop is the headline: from a 50-day median in February to 29 in March, 16 in April, 12 in May, and now 2 in June — the fastest quarter of listings sold in essentially no time, with the 75th-percentile reading also down to 20 days. But sold volume has moved the other way, falling from 88-89 in March and April to 79 in May and 61 in June, a pace running about 71% of the trailing 12-month average of 86. New listings kept climbing too — 175 in June versus 148 in May and 153 in April — pushing active inventory to 430, up from 250 as recently as February. Sale-to-list held near 98.76%, and homes selling below list (32) still outnumbered those going above (13), a reversal from March when above-list sales led.

Mortgage context

The 30-year rate sits at 6.75% with no change over the past 30 days, so this month's shift in speed and inventory reflects local supply and pricing decisions, not a rate move. Rates have still climbed from February's 6.19% average to 6.66% in June and 6.73% now, adding real cost since that low point even though the most recent month was flat.

Payment math

A $403,000 median-priced Ogden home with 20% down runs $2,094 a month in principal and interest at today's 6.75% rate, unchanged from the $2,094 payment 30 days ago, but $119 above the $1,975 payment buyers got in February 2026 when the rate averaged 6.19%.

With active listings at 430 and new listings still coming in at 175 a month, buyers have more choice than any point since at least February — use that to negotiate on anything sitting more than a couple weeks, since the top 25% of June listings still took 20+ days. With 430 active listings against just 61 June sales, price at or slightly under recent closings in your subdivision rather than testing the top of the range; sellers in the $400K-$700K band closed at a median $431,000 in just 8 days when priced right.

Outlook

Expect inventory to keep climbing through late summer if new listings hold near 175 a month while closings stay in the 60s-70s range, pushing the months-of-supply figure higher even though the headline absorption number this month is distorted by the light sold count. Rates sitting at 6.73% with no clear near-term relief mean buyer selectivity will likely persist, rewarding sellers who price to the fast-moving segment and penalizing those who don't.

Watch for

If new listings keep running above 170 a month while sold counts stay near 60-65, active inventory likely tops 500 by September, pushing more of the market into the slower-selling half of the range.
