Ogden inventory tops 400 homes as Nob Hill and River Bend buyers gain room to negotiate

Active listings in Ogden reached 403 in June 2026, up from 325 in May and more than 60% above the 245 homes on the market a year ago in June 2025. Closings slowed to 63, down from 79 in May and well below the prior 12-month average of 86 a month, even as the median sale price climbed to $403,496. More homes are sitting for sale while fewer are actually closing, a combination that's starting to shift leverage toward buyers after a spring that favored sellers.
Market pulse
Active inventory has climbed every month since January's 245 — to 272 in March, 296 in April, 325 in May, and now 403 in June — while new listings held near 175, still outpacing the 63 sales that closed. Days on market stayed short at a median of 13, roughly in line with April's 16 and May's 17, but the mix underneath has shifted: only 13 of June's 63 sales went above list price, down from 23 in May, and 34 sold below list. At this pace it would take about 6.4 months to sell through everything currently listed, up from 4.1 months in May — the clearest sign yet that supply is outrunning demand even though speed-to-sale hasn't slowed much yet.
Mortgage context
The 30-year averaged 6.66% in June and has since climbed to a spot rate of 6.875%, up 0.25 percentage points from 6.625% just thirty days ago. That's part of why closings pulled back this month — at these rates, the same buyer pool qualifies for less house, and the six-month climb from February's 6.19% low is now showing up in slower closing counts along with the inventory build.
Payment math
Financing Ogden's $403,000 median home with 20% down now costs $2,121 a month in principal and interest at 6.875%, up $54 from $2,067 just 30 days ago at 6.625%, and $146 above the $1,975 payment buyers locked in back in February 2026 when rates averaged 6.19%.
If you're buying
With 403 homes active and only 13 selling above asking in June, buyers have room to negotiate that they didn't have in March or April. Focus on the under-$400,000 band, where 31 homes sold at a median of 11 days but 34 total closings came in below list price — sellers there are willing to move on price. Twenty-one of June's 63 closings had a price cut along the way, so don't assume the list price is the floor.
If you're selling
Price close to what The Meadows at River Bend and Henderson buyers actually paid this month — $420,819 and $424,500 respectively — rather than chasing April or May's stronger numbers, since sale-to-list slipped to 98.46% from March's 99.58% peak. With inventory at 403 and rising, sitting overpriced past 30 days risks landing in the pool of homes needing a cut, which already includes 21 of this month's closings.
Outlook
Expect inventory to keep building through midsummer as new listings continue outpacing the roughly 63-a-month closing pace, especially if the 30-year holds near 6.875% or drifts toward 7%. Buyers gain more leverage each month that trend continues, while sellers in the $400,000-$700,000 band — where 26 homes sold this month versus 32 in May — will need to compete harder on price and condition through Weber County's warm summer selling season.
Watch for
If new listings keep running near 175 a month while closings stay in the low 60s, months-of-supply likely climbs past 8 by September, pushing sale-to-list ratios below 97%.
