Sandy homes are selling same-day again, but rising supply favors buyers next

Median days on market in Sandy hit 0 in June 2026, the fastest read of the year, down from 12 in May and a sharp reversal from January's 54-day median. But that speed masks a slowdown elsewhere: only 59 homes closed, well below May's 92 and the lightest month since January's 46. Active listings kept climbing regardless, reaching 322, up from 252 in May and more than double February's 166.

Market pulse

The days-on-market compression has been dramatic: 54 in January, 47 in February, 17 in March, 10 in April, 12 in May, then 0 in June — homes are essentially closing at or near list-date speed for whichever listings are priced to move. But sold volume tells a different story, falling from 93 in April to 92 in May to just 59 in June, a level closer to January's 46 than to the spring peak. Active inventory kept building through all of it, from 224 in April to 252 in May to 322 in June, while new listings held near 143-148 a month. The sale-to-list ratio slipped to 97.78% in June from 99.18% in April, and 14 of June's 59 closings came after a price cut — the highest share of any month this year.

Mortgage context

The 30-year rate has climbed from a 6.19% low in February to 6.66% in June and now sits at 6.75%, a 0.56 percentage point increase from that low to today's spot rate. That climb is showing up in June's numbers: sold-above-list count dropped to 14 from 26 in May, and 35 of 59 closings went below asking, evidence that buyers are pushing back on price even as homes move fast once they're priced right.

A $670,000 median home in Sandy with 20% down runs $3,476 a month in principal and interest at today's 6.75% rate — that's $197 more than the $3,279 payment buyers locked in back in February when rates averaged 6.19%.

Expect closed volume to stay light through midsummer if the current pace holds — 322 active listings against sub-60 monthly closings is a supply cushion that didn't exist in January. If the 30-year holds near 6.75% into August, sellers who need Willow Creek Heights or Meadows-type premium pricing will likely see days-on-market drift back up from June's near-zero reading as buyer selectivity grows.
