Clearfield closings hit a 10-day median as Hill AFB-area inventory keeps climbing

✓ You're in — see you next month.

The median days on market in Clearfield fell to 10 in June, down from 15 in May and less than a third of December's 51-day pace. That's the fastest close time of the past six months, even as active listings climbed to 87 — the highest count in this run and up from just 51 back in December. Homes are moving quickly once listed, but there are simply more of them sitting on the shelf than buyers have seen all year.

Market pulse

Days on market have compressed hard: 51 in December, 39 in January, 39 in February, 28 in March, 32 in April, 15 in May, and now 10 in June — the quickest turnaround since last summer's 14-day median. But sale-to-list slipped to 96.36%, the second straight month under 97% after riding above 99% from July through April, so buyers are winning back a little room on price even as homes vanish faster. Meanwhile active inventory has built steadily — 57, 65, 70, 68, 74, and now 87 — while new listings held near 40 a month, so supply is outrunning the 20 closings recorded in June. That's fewer sales than the 33 Clearfield closed in June 2025 and below the trailing 12-month average of 24, even though the pace at which they sold was faster.

Mortgage context

The 30-year averaged 6.66% in June and has since climbed to 6.73% in July, continuing a run that started at 6.19% back in February. That climb is adding real cost for anyone financing near the median: at today's spot rate of 6.875%, up 0.25 percentage points from 6.625% just 30 days ago, buyers are absorbing another $56 a month on a typical Clearfield loan.

Payment math

A Clearfield home at the June median of $423,000, financed with 20% down, runs $2,220 a month in principal and interest at today's 6.875% — $56 more than the $2,164 payment 30 days ago at 6.625%, and $152 above the $2,068 payment buyers locked in back in February's 6.19% low.

If you're buying

Target the under-$400K band, where June's median days on market ran 35 — slower than the overall market — and sellers there are more open to negotiating below list. With 87 active listings against just 20 monthly sales, there's more to choose from than in any month since December; use that leverage on the 12 homes that closed below list in June rather than chasing the fast-moving $400K-700K listings that sold in a median 3 days.

If you're selling

Homes in the $400K-700K range are moving in a median 3 days right now, so price to last month's $449,900 median in that band rather than testing the market with a stretch number. If you're above $700K — where June's two sales carried a median 89 days on market — expect a longer runway and price with recent comparable sales in mind, not the fast-clearing lower bands.

Outlook

With rates already at 6.73% in July and inventory at 87 versus 20 closings a month, expect the sale-to-list ratio to stay under 97% into late summer as buyers use added choice to negotiate. The alpine climate here means listings typically keep coming through August before the fall slowdown, so sellers waiting for less competition may not get relief before September. Buyers commuting to Hill Air Force Base or along the I-15 corridor toward Layton should see steady new supply, but financing costs will keep climbing if rates hold this trajectory.

Watch for

If new listings keep running near 40 a month while closings stay near 20, active inventory could push past 100 by September, likely dragging the sale-to-list ratio into the mid-95% range.

"Faster deals, fuller shelves — Clearfield's speed and supply are pulling in opposite directions."

Common questions about Clearfield this month

Is Clearfield a buyer's or seller's market in June 2026?

It's leaning toward buyers on price but not on speed. Active listings hit 87 against only 20 June closings, and the sale-to-list ratio dropped to 96.36%, meaning typical homes are selling below asking. But homes are also moving in a median of just 10 days, so buyers still need to act fast on anything priced right.

Why are Clearfield homes selling so much faster than earlier this year?

Median days on market fell from 51 in December to 39 in January and February, then 28, 32, 15, and now 10 in June. Homes under $400K are the exception, sitting a median 35 days, while the $400K-700K band is moving in just 3 days, pulling the overall median down.

How much has the rate climb added to a typical Clearfield mortgage payment?

On the June median price of $423,000 with 20% down, the payment rose to $2,220 a month at today's 6.875%, up $56 from 30 days ago and $152 above the February low when rates averaged 6.19%. Rates have climbed from that February low every month since, reaching 6.73% in July.

Are there homes selling above $700,000 in Clearfield now?

Yes, but rarely — June had two closings in that band with a median sale price of $807,500, and they sat a median 89 days on market, far longer than the rest of the market. That's a new segment showing up after months of zero over-$700K sales.

Should sellers near Hill Air Force Base worry about rising inventory?

Active listings have climbed every month since December, from 51 to 87, while closings have stayed flat near 20 a month. Pricing to recent comparable sales rather than testing higher is the safer play until that inventory build slows.
