Vineyard's active list tops 70 as buyers gain room to negotiate near Waters Edge

Homes in Vineyard took a median 26 days to sell in August, up from July's 9-day pace, even as active inventory climbed to 70 listings — the highest of the past six months and more than double February's 27. Only 10 homes closed, roughly in line with the 11-per-month average of the past year, and the median sale price fell to $492,000 from July's $740,000 as the mix shifted toward the $400,000-$700,000 band. With list prices sitting well above what's actually selling — a $780,000 median list against that $492,000 median sale — this reads as a market tilting toward buyers for the first time since spring.
