Mapleton's summer slowdown: fewer closings, longer waits under $400,000

Homes in Mapleton took a median 42 days to sell in July, nearly double June's 24 and a reversal of the spring speed-up. Just 33 homes closed, down from 49 in June and below the prior 12-month average of 41 a month, while active listings climbed to 276 — up from 246 back in February. Entry-level homes under $400,000 are the drag: their median time on market stretched to 207 days even as the $700,000-plus tier kept closing in 11 days.
Market pulse
Median days on market has swung hard over the past six months — 27 in February, up to 110 in March, back down to 90 in April, 47 in May, 24 in June, and now 42 in July. Sold counts have been choppier too: 49 in April, 48 in May, 49 in June, then a drop to 33 in July, the lightest month since February's 15. Active inventory has climbed steadily all year, from 246 in February to 276 in July, while new listings eased to 59 from June's 51. Sale-to-list held near 98.7% for a third straight month, showing sellers are still getting close to asking even as the pace slows.
Mortgage context
The 30-year rate averaged 6.79% in July and has kept climbing, now sitting at 6.875% after rising 0.25 percentage points in the past 30 days from 6.625%. That's part of why closings slowed this month — the rate trajectory has been almost uninterrupted upward since February's 6.19% average, adding real cost to every deal that didn't lock earlier in the year.
Payment math
A median-priced Mapleton home at $475,000 with 20% down now runs $2,496 a month in principal and interest at today's 6.875% rate, up $63 from 30 days ago when the rate was 6.625%, and $172 above the $2,324 payment buyers locked in back in February 2026, when the average rate was 6.19% — that February figure is the low point for the past six months.

Look at Harmony Ridge first — 18 closings in July at a $423,721 median, still the volume leader even as its typical time on market stretched to 112 days, which means room to negotiate on anything sitting past the 69-day mark for the $400k-$700k band overall. Seventeen of the 33 July sales involved a seller adjusting price along the way, so ask for that history before writing an offer. With sale-to-list at 98.71%, most buyers are still landing within 1-2% of ask, not far below it.
If you're selling
Homes under $400,000 are the soft spot — median time on market hit 207 days in July, so if you're in that band, price at or just under recent closings like the $314,900 median rather than testing the top of the range. Above $700,000, homes are still moving in 11 days median, so premium listings near Maple Hills Estates or Harvest Park can hold firm on price. With 17 of 33 closings adjusting price before selling, build in one review point in the first three weeks rather than waiting a full listing cycle.
Outlook
Expect the slower pace to continue into late summer — rates near 6.875% and climbing, plus inventory at its highest point of the year, favor buyers willing to negotiate on anything past 60 days on market. Sellers under $400,000 should plan on price adjustments rather than waiting out the market, while the over-$700,000 segment, still closing in 11 days, looks likely to hold its pace into fall.
Watch for
If the 30-year rate climbs another quarter point toward 7.1%, expect sold counts to fall further below the 41-a-month average and active inventory to push past 300 by September.
