Eagle Mountain closings slow to a 46-day median as summer buyers face higher payments.

Homes in Eagle Mountain took a median 46 days to sell in June 2026, up from 34 in May and back near February's 54-day stretch — a reversal after three straight months of faster closings. Only 88 homes closed, down from 113 in May and well below the prior 12-month average of 114, even as active listings climbed to 512, the highest mark in the past six months. Compared to June 2025, when 106 homes sold in a median 26 days, this June's pace is both slower and thinner.

Median days on market bounced from 43 in December to 54 in February, eased to 40 in March, 38 in April, and 34 in May, then jumped back to 46 in June — erasing the spring speed-up. Closed sales followed a similar arc: 160 in March, 131 in April, 113 in May, and just 88 in June, a pace 23% below the prior 12-month average of 114. Active inventory kept climbing regardless — 428 in March, 441 in April, 457 in May, 512 in June — while new listings held near 163, meaning supply is building faster than June's closings could work through it. The share of homes selling at list price also thinned, from 42 of 113 in May to just 27 of 88 in June, with 32 selling below list.

The 30-year sits at 6.875% today, up 0.25 percentage points from 6.625% just 30 days ago, and has climbed 0.68 percentage points since February's 6.19% monthly average. That six-month climb — from 6.19% in February to 6.66% as June's monthly average and 6.73% in July — is showing up directly in Eagle Mountain's slower June: buyers financing near the $547,000 median are absorbing a real payment jump at exactly the same time days on market stretched out.

Watch for
If the 30-year holds above 6.875% into August, expect closings to slide toward the low 80s and days on market in the 400k-700k band to push past June's 48-day median toward the high 50s seen back in February.
