Draper homes take almost twice as long to sell as inventory tops 200

Homes in Draper took a median 26 days to sell in July 2026, up from 14 days in June and close to double May's 8-day pace. That slowdown paired with only 25 closings, the lightest month in over a year against a prior 12-month average near 40, while active listings climbed to 200 — the highest mark in this six-month stretch and up from 75 back in February. Buyers now have real room to negotiate, which is a shift from the spring sprint.

Market pulse

Active listings have climbed every month since February's 75 — to 96 in March, 125 in April, 132 in May, 165 in June, and now 200 in July — while new listings have actually cooled to 61 from June's 78. Closings have followed the opposite path, sliding from 42 in May to 31 in June to just 25 in July, well below the 52 sold in July 2025. Days on market stretched from an 8-day low in April and May to 26 in July, and at this pace it would take about 8 months to sell everything currently on the shelf, up sharply from roughly 2 months back in February. Suncrest carried the month with 3 sales at a $575,000 median, well off last July's $696,083 median from the same subdivision.

Mortgage context

The 30-year rate sat at 6.79% on average in July, capping a climb from 6.19% in February, and has since ticked to 6.75% at today's spot with no movement over the past 30 days. That's the highest rung on this year's rate ladder, and it's showing up directly in Draper's numbers as closings thin out even with 200 homes to choose from.

Payment math

A median-priced Draper home now runs $714,000, and financing that with 20% down at 6.75% lands at $3,702 a month in principal and interest — the same as 30 days ago since rates haven't moved, but $210 more than February's low, when 6.19% rates would have put that payment at $3,492.

If you're buying

With 200 active listings and only 25 closings, you have leverage you didn't have in April or May — 14 of July's 25 sales closed below list price. Target homes that have sat past the 55-day mark (the top quarter of listings), and look at Suncrest and South Mountain, where multiple recent sales give you real comparable pricing to negotiate against.

If you're selling

Sellers who priced to April's 8-day, multiple-offer market are getting a wake-up call — days on market nearly doubled by July, and price cuts hit 9 of 25 closings, the most of any month this year. If your home isn't in the sub-$700K band, where days on market ran a tighter 20, expect to compete on price against a growing shelf, not just other Draper listings.

Outlook

Expect inventory to keep climbing into late summer unless new listings, already down to 61 from June's 78, pull back further — sellers aren't rushing to list into a market with fewer closings. Rates sitting near 6.75-6.81% through August give buyers little relief on payments, so expect the standoff between list price and what's actually closing to continue into fall. Watch whether closings stabilize near 25-30 a month or keep sliding as the school-year move deadline passes.

Watch for

If new listings keep running below 65 a month while closings stay near 25, the months-to-sell-everything-on-the-shelf figure could push past 10 by early fall, tipping Draper further toward buyers.
