Draper listings build up on South Mountain as closings slow to a 14-day median

Homes in Draper sold in a median 14 days in June 2026, up from 8 days in both April and May but still faster than the 15-day median from June 2025. The bigger shift is on the supply side: active listings reached 189, the highest mark in this six-month stretch and up from 97 back in January. With only 31 closings against that inventory, sellers are competing harder than they were this spring.

Market pulse

Active inventory has climbed every month since February's 83 — to 105 in March, 140 in April, 154 in May, and now 189 in June — while new listings held near 78 this month after peaking at 88 in April. Closings, meanwhile, slipped back to 31 in June, down from 42 in May and well below the 47 sold in June 2025. The sale-to-list ratio eased to 97.77%, the softest reading of the past six months, and price cuts before closing rose to 9 of June's 31 sales versus 7 in May and effectively none earlier in the year. Put together, homes are still closing reasonably quickly, but supply is building faster than the current sales pace can work through it.

Mortgage context

The 30-year rate sits at 6.875% as of mid-July, up 0.25 percentage points from 6.625% just 30 days ago, adding $106 a month to payments on Draper's median-priced home. That climb continues a trend visible since February's 6.19% average, when rates were nearly 0.7 points cheaper than today's spot rate. Buyers who were shopping in April's 8-day, fast-close market are now facing a materially higher monthly cost for the same house.

Payment math

At Draper's $800,000 median price with 20% down, the monthly principal and interest payment runs $4,202 at today's 6.875%, up $106 from $4,096 just 30 days ago at 6.625%, and $288 above the $3,914 payment buyers locked in back in February 2026 when rates averaged 6.19%.

If you're buying

Target listings in the $400K-$700K band, where June's median days on market ran 27 versus 10 for homes over $700K — that gap is where negotiating room lives right now. With active inventory at 189 against just 31 June closings, there's no need to waive contingencies to compete on most listings outside the South Mountain and Suncrest luxury tier.

If you're selling

Price close to the $899,900 median list rather than testing above it — sold-below-list count (16) outpaced sold-above-list (6) in June, and 9 of the month's 31 closings needed a price cut first. Homes in South Mountain, where four sales closed at a 43-day median, show what happens when pricing doesn't match a market that's added 55 active listings since April.

Outlook

Expect active inventory to keep climbing through late summer unless new listings pull back from the 78-a-month pace, and expect the sale-to-list ratio to drift further below 98% if rates hold near 6.875%. Buyers priced out of Draper's over-$700K tier, which still took 17 of June's 31 sales, may keep spilling toward Herriman or South Jordan for more square footage per dollar.

Watch for

If new listings keep running above 75 a month while closings stay near 31, months-of-supply likely keeps climbing past June's 6.1 reading into the 7-8 range by September.
