Gated communities are less common in St. George than in Phoenix or Las Vegas, partly because many neighborhoods already feel quiet and private. But for buyers who want controlled access, private roads and resort-style amenities, there are several good options, ranging from a guard-gated country club to new gated villages still under construction. Here's an overview of the main ones and what to check before buying. To see current listings, browse gated community homes in St. George.

Why Buyers Choose a Gated Community

  • Privacy and less traffic: private roads keep through traffic and solicitors out.

  • Lock-and-leave convenience: second-home owners and snowbirds like knowing access is controlled while they're away.

  • Amenities: many gated communities are built around clubhouses, pools, fitness centers, pickleball or golf.

  • Consistent standards: design guidelines and HOA rules keep homes and landscaping uniform.

Entrada at Snow Canyon

Entrada is the area's best-known private country club community, set on the west side of St. George near Ivins, against black lava flows and red cliffs at the mouth of Snow Canyon. It has a staffed gatehouse, private roads and a mix of custom homes, patio homes and villas in neighborhoods such as Kachina Springs, Paiute Springs, Toroweap and Chaco.

  • Golf: the private course was originally designed by Johnny Miller and redesigned by David McLay Kidd, reopening in 2022.

  • Club: dining, fitness and spa facilities are tied to club membership, which is separate from owning a home. Ask about membership categories, initiation and dues.

  • Location: minutes from Snow Canyon State Park, Tuacahn and Ivins.

Stone Cliff

Stone Cliff sits on a bluff on the east side of St. George, with views across the city to the red cliffs and Pine Valley Mountain. It's guard-gated and known for its views rather than golf; there's no course inside the community.

  • Amenities: a clubhouse with social space and a catering kitchen, a fitness center, indoor and outdoor pools and spa, pickleball and tennis courts, and walking trails.

  • Homes: custom homes on view lots plus townhomes, giving buyers a wider price range than many gated communities.

  • Location: close to I-15, the hospital and Dixie Drive shopping, with a short drive to downtown.

Solenté (Washington City)

Solenté is a newer master-planned community of about 570 acres north of I-15 Exit 13 in Washington City. Its first gated village, La Parea, is planned around a private club with concierge-style service, a pool, fitness space, pickleball and a restaurant and lounge. Not all of Solenté is gated, and the club and amenities are still being built, so ask what is complete and when the rest is expected. Custom homes here have generally been priced well above $1 million.

The Ledges

The Ledges, on the northwest side of St. George near Snow Canyon, is a large golf community with a public course. Most of it is not gated, but several custom-home sections on its western side are, offering more privacy while keeping access to the golf course and trails. See the guide to living in The Ledges or browse homes in The Ledges.

Smaller Gated Enclaves

Beyond the big names, St. George and its neighboring towns have many smaller gated neighborhoods, often townhome or patio-home communities with a keypad gate and a shared pool. Examples include the Cliffs of Snow Canyon and pockets near Snow Canyon in Ivins, such as Palisades at Snow Canyon. New gated sections also continue to appear in master-planned communities. These can be a lower-cost way to get controlled access without club dues.

What to Check Before Buying

  • Gate type: a staffed gatehouse and a keypad gate are very different in cost and in how guests, deliveries and contractors get in.

  • HOA dues and reserves: private roads, gates and clubhouses all need maintenance. Ask for the budget, reserve study and any planned special assessments.

  • Club membership: in club communities, find out whether membership is required, optional or limited, and what it costs on top of HOA dues.

  • Rental rules: most gated communities limit or prohibit nightly rentals; see where vacation rentals are allowed.

  • Architectural rules: design review can affect everything from paint colors to solar panels and RV parking.

  • Construction status: in newer communities, confirm which amenities exist today and which are still promised.

The Trade-Offs

A gate adds privacy and convenience, but it also adds cost and rules. Buyers who want an RV pad, a shop or minimal HOA oversight often do better in a non-gated neighborhood with larger lots. And because St. George already has relatively low crime, many buyers find the amenities, not the gate, are what make these communities worth the premium.

Bottom Line

St. George's gated options range from the private club life of Entrada to the views of Stone Cliff and the new club at Solenté. Comparing HOA costs, club memberships and rules side by side is the best way to choose. Explore more luxury homes in St. George or contact Best Utah Real Estate for help comparing communities.
