The Ledges sits on the high ground north of St. George, where the white sandstone of the Red Mountain cliffs meets red rock and the land drops toward Snow Canyon State Park. Built around a golf course and still growing, it's one of the most scenic master-planned communities in Southern Utah, and one of the more expensive. Here's what living there is like, what homes cost, and who it suits best. For current listings and live stats, see the Ledges community page.

Location

The Ledges is off State Route 18, roughly 10 to 15 minutes north of central St. George. That puts residents close to Snow Canyon State Park and the Winchester Hills area, with the shopping on north Bluff Street a short drive down the hill. Being on the edge of town, the community feels quieter and more removed than central neighborhoods, and golf carts are a common way to get around inside it.

The Golf Course and Amenities

The community is built around The Ledges golf course, which sits on the cliffs above Snow Canyon State Park and is known for its views. Many homes back directly onto fairways. Beyond golf, residents have pickleball courts, parks, walking paths and a clubhouse with dining. See this guide to St. George's 14 golf courses for how The Ledges compares.

What Homes Cost

The Ledges is newer than most of St. George, with homes built mostly in the last decade. Based on recent MLS data for the community:

  • Typical home: about 2,500 square feet on roughly three-tenths of an acre, built around 2019.
  • Prices: current median list prices have run in the mid-$800,000s, or roughly $375 to $390 per square foot, higher per foot than most of St. George.
  • Range: from townhomes and smaller single-family homes to large custom homes on golf and view lots priced in the millions.
  • HOA: typical dues have been around $170 a month, with gated and custom sections running higher.

Monthly sale prices swing widely because the mix of townhomes and custom homes changes month to month, so compare similar homes rather than averages. Browse St. George golf course homes or homes with views.

East Side vs. West Side

The Ledges has two general areas. The eastern side, closer to the main entrance, includes more townhomes and standard single-family homes. The western side tends toward larger custom homes and gated sections tucked against the cliffs, with more privacy and less traffic. Buyers who want quiet and views usually focus west; buyers watching their budget often start east.

Schools

Recent MLS listings in The Ledges have been assigned mostly to Diamond Valley Elementary, Dixie Middle School and Dixie High School in the Washington County School District. Confirm current assignments for a specific address with the district.

Is The Ledges Worth It?

A strong fit for:

  • Golfers and buyers who want fairway or cliff views
  • Retirees and second-home owners who want a quieter setting close to Snow Canyon
  • Buyers who want newer construction with community amenities

Less ideal for:

  • First-time buyers on a tight budget, since prices per square foot run well above the city average
  • Anyone who wants to be minutes from downtown, the hospital and big-box stores
  • Buyers who want to avoid HOA rules and ongoing construction

For comparison, see Entrada at Snow Canyon, another golf community nearby, or the guide to retiring in St. George.

Bottom Line

The Ledges trades a longer drive and higher prices for some of the best views in St. George, a golf course out the back door and quick access to Snow Canyon. For help comparing homes there, contact Best Utah Real Estate.
