New-Home Communities in St. George, Washington and Hurricane: How They Compare
Comparing new-construction communities in St. George, Washington City and Hurricane: Desert Color, Divario, Long Valley, Sand Hollow and more.
New construction is everywhere in the St. George area, and it's tempting to start by touring model homes. A better first step is comparing locations and community types, because a new home in Desert Color, a new home in Long Valley and a new home near Sand Hollow can mean very different ways of living. Here's an overview of where new homes are being built in St. George, Washington City and Hurricane and how the options differ. To see current inventory, browse new construction homes in St. George.
How the Area Fits Together
St. George is the urban center, Washington City sits immediately east, and Hurricane is farther east near Sand Hollow. I-15, State Street (SR-9) and the Southern Parkway (SR-7) loop the three together, so most places are within 20 to 30 minutes of each other. City lines often blur on the ground, so focus on daily drives, amenities and rules rather than city names. Santa Clara and Ivins on the west side have new construction too.
St. George
Desert Color (South End)
Desert Color is a large master-planned community south of the traditional city core, built around a swimmable lagoon with beaches, pools, trails and parks, plus nearby shopping including the second St. George Costco. It includes condos, townhomes, single-family homes, custom lots, an age-restricted section with its own clubhouse and many builders. Nightly rentals aren't community-wide; they're limited to designated resort areas and units in the approved rental program. See the Desert Color guide.
Little Valley (East and Southeast)
Little Valley isn't one branded master plan. It's a broad residential area with established neighborhoods, continuing new subdivisions and some larger lots and custom homes, a more traditional single-family setting. See living in Little Valley.
Divario (West Side)
Divario is a master-planned community of about 730 acres on St. George's west side, planned for roughly 3,200 homes across multiple villages. About 200 acres are set aside for trails and open space with access to the surrounding desert, making it a draw for hikers and mountain bikers. Several production and custom builders are active there. See homes for sale in Divario.
Washington City
Long Valley
Long Valley is a D.R. Horton master-planned community of about 600 acres off the Southern Parkway, with a clubhouse, pools, pickleball, parks, trails and dog parks. Its Skyline section of townhomes is designed for nightly rentals, while most of the community is not, which is a good example of why rental rules need to be checked by address, not by community name. See homes for sale in Long Valley.
Stucki Farms (Alaia)
Stucki Farms, which has been going through a rebrand to the name Alaia, is an amenity-focused master plan with single-family homes and townhomes, a pool, lazy river and trails, and more amenities and commercial space planned. City records may use either name. See homes in Stucki Farms.
Washington Fields and Specialty Projects
The Washington Fields area along the Southern Parkway mixes subdivisions with larger lots and custom homes; see what $1 million buys in Washington Fields. At the specialty end, Zion Shores is a small luxury community being built around surf lagoons. Browse new construction in Washington City.
Hurricane
The Sand Hollow Corridor
Around Sand Hollow State Park, new construction often reflects the area's recreation: larger garages, RV and toy storage, pools and second-home and vacation-oriented projects. Sand Hollow Reservoir and the off-road trails of Sand Mountain are minutes away. See the Sand Hollow guide.
Vacation rentals need extra care in Hurricane. The city caps full-home vacation rental permits at about three per 1,000 residents and requires separation between rentals, so the real question is whether a specific address can get a license, not whether a development "allows" rentals.
Custom and Luxury Options
Hurricane also has custom-home communities, including Southern Shores, which is built around private lakes for wakeboarding and wake surfing. Browse new construction in Hurricane.
Five Questions to Ask Before Comparing Models
Where is it? How long are the drives to work, shopping, church, the hospital and the people you'll visit?
What are you buying? A townhome, a single-family home, a home with a toy garage, a custom home or a resort-style home?
What comes with the community? HOA dues, pools, trails, pickleball, golf and any rules on RVs, rentals and design.
What's not in the base price? Lot premiums, upgrades, landscaping, window coverings and appliances can add significantly.
How will you use it? Primary home, second home or rental, and do the rules allow that use?
New Isn't Automatically Better
New homes offer modern design, newer systems, builder warranties and sometimes financing incentives, but buyers still need to understand the builder's contract, what's included and the HOA. Prices, incentives and inventory change often, so compare current offers and closed sales rather than advertised starting prices. A side-by-side look at new construction vs. pre-owned homes can help, and an independent inspection is worth it even on a new build. For the bigger picture, see what's being built around St. George.
Bottom Line
New construction near St. George ranges from lagoon resorts and trail-oriented master plans to toy-garage homes near Sand Hollow. Decide on the location and lifestyle first, then compare builders and floor plans. For help comparing communities, contact Best Utah Real Estate.
