Springville homes take twice as long to sell as rates near 7% cool July demand

Homes in Springville took a median 50 days to sell in July 2026, nearly triple April's 12-day pace and up sharply from June's 18. That's also more than double the 22-day median from July 2025, even as active listings climbed to 149 — the highest of the past year and up from 114 in June and 98 in May. It's a buyer's market this month: supply is building, closings are slowing, and sellers are cutting prices to get deals done.

Market pulse

Closed sales bounced from June's thin 16 to 22 in July, but that's still below the 12-month average of 26 and below July 2025's 24. Active inventory has climbed every month since April's 85 — 98 in May, 114 in June, 149 in July — while new listings hit 57, the most of the past six months. Median days on market has moved the opposite direction of speed all spring: 12 in April, 31 in May, 18 in June, then a jump to 50 in July. Fourteen of the 22 July closings involved a price cut before the sale, the most of any month this year, and the sale-to-list ratio slipped to 98.55% from June's 100.83%.

Mortgage context

The 30-year rate has climbed steadily from 6.19% in February to a 6.79% monthly average in July, and now sits at 6.875% today, up 0.25 percentage points from 6.625% just 30 days ago. That climb adds $54 to the monthly payment on Springville's $408,000 median home, a 2.6% jump in a single month, and is almost certainly part of why closings have slowed even as more homes sit on the market.

Financing Springville's $408,000 median home with 20% down costs $2,144 a month in principal and interest at today's 6.875%, up $54 from $2,090 just 30 days ago at 6.625%, and $147 above the $1,997 payment buyers locked in back in February 2026 when rates averaged 6.19%.

If you're selling

Price to what's actually closing, not what's sitting — the median list price of $549,000 is well above the $408,000 median sale, and that gap is why homes are lingering. Fourteen of July's 22 sellers had already cut price once before closing, so build a reduction into your plan rather than waiting out the market at your original number. If you're in the 400-700k band, expect a 50-day median wait, roughly double May's pace.

Outlook

Expect the slower pace to continue into late summer — rates have moved from 6.19% in February to 6.79% in July's average and are already at 6.875% today, which tends to push closings out further before school starts. Inventory at 149 active against 57 new listings in July suggests supply keeps building faster than demand can clear it. Sellers who need to move this fall should plan around 45-60 days on market rather than the 12-18 day pace buyers got used to in April and June.

Watch for

If new listings keep running above 50 a month while closings stay near 20-25, months-of-supply likely climbs past where it sits today and pushes the sale-to-list ratio below 98%.
