Homes with Seller Financing in Utah

These are Utah listings where the seller mentions seller financing or owner financing. There are 651 right now, with a median asking price of $385,000. The most are in Salt Lake City, St. George and Eagle Mountain, and some are rural land rather than homes.

The listing only tells you the seller is open to it; the down payment, rate and term are negotiated. Utah is a trust-deed state, so most seller-financed sales close with a promissory note secured by a recorded trust deed, handled through a title company. Browse St. George, Cedar City or Duchesne, or look at assumable-loan homes in Utah for another way around today's rates.

Common questions

About seller financing homes in Utah.

Is seller financing legal in Utah? ▾

Yes. A seller can carry the loan on their own property. The terms go in a promissory note, and the loan is usually secured by a trust deed recorded with the county. Have a title company or real estate attorney prepare and record the documents.

What happens if a buyer stops paying a seller-financed loan in Utah? ▾

If the loan is secured by a trust deed, the seller can foreclose through a trustee's sale. Utah Code 57-1-24 requires at least three months between recording the notice of default and the notice of sale.

Can a seller with a mortgage offer owner financing? ▾

It's risky. Most mortgages have a due-on-sale clause, and federal law lets the lender call the whole loan due when the property is sold. A seller who still owes on the home should talk to their lender and an attorney first.

How much do seller-financed properties cost in Utah? ▾

The median asking price is $385,000 right now, from $15K to $16.14M. Some are vacant land, so check the property type on each listing.

How long do seller-financing listings take to sell in Utah? ▾

Over the last 12 months, they took a median of 72 days to go under contract, against 36 days for all Utah homes.
