Eagle Mountain had 512 homes for sale in September, up from 440 in August, and the ones that closed went for a median home price of $510,000. That is a buyer-leaning housing market: at September's pace it would take about 7 months to sell everything listed, and median days on market rose to 36 from 32. Prices have not slipped, though. The median is up from $476,500 a year ago, and sellers still collected 99.8% of list price.
Market pulse
Homes for sale grew from 344 in May to 512 in September, and nearly all of that came after June. Closings went the other way, falling from 118 in May to 75 in September, so supply is outrunning buyers. Parkway Fields led with 13 sales at a median $549,900 after 45 days, a slower pace than its 10-day median in July. Asking prices run ahead of what closes, with a median list of $534,595 against a $510,000 median sale.
Mortgage context
Most September closings here landed in the $400,000 to $700,000 band, 55 of 75, with a median near $529,900. Buyers in that range carry the biggest dollar hit from a rate that moved up 0.375 percentage points in 30 days. The 16 homes under $400,000 took a median 45 days to sell, so even the cheaper end is no longer moving on its own.
Payment math
Buying at the $510,000 median with 20% down now costs $2,853 a month in principal and interest at 7.5%, which is $104 more than the $2,749 payment at 7.125% thirty days ago, and $296 above April's low of $2,557 when rates averaged 6.42%.
If you're buying
Go by recent closings rather than asking prices, since the median list sits about $24,600 above the median sale. In Parkway Fields, where 13 homes sold at 45 days, and Juniper at Harmony, where 7 sold at 42 days, listings that have passed 45 days are where a price cut or seller-paid rate buydown is realistic. Only 12 of 75 sales closed above list, so you rarely need to bid up.
If you're selling
With 512 active listings and 154 new ones in September, a buyer can walk away and find another option. Price to what has closed, not to the $534,595 median ask, because 31 of 75 sales closed below list and 44 took a price change along the way. Silverlake's five sales had a median of 55 days, a reminder that overpriced homes sit.
Outlook
Showings usually thin from October into winter, and with inventory already near 7 months of supply, sellers should expect longer waits. A rate that keeps climbing from 7.5% would hold back the $400,000 to $700,000 buyers who make up most sales. Prices have been steadier than pace, so the likelier change is more negotiation than lower medians.
Watch for
If new listings stay near 154 a month while closings hold near 75, inventory would pass 8 months of supply by winter and sale-to-list would likely slip below 99.5%.
