West Haven homes move faster in June, but buyers are the ones setting the price

Homes in West Haven sold in a median 31 days in June 2026, down from 37 in May and close to the 29-day pace of June 2025 — but speed isn't translating into leverage for sellers. Sixteen of the month's 26 closings sold below list price, sale-to-list ratio slipped to 98.93%, and 11 of those 26 sales carried a price cut along the way. Closings held at 26 for a second straight month, still below the trailing 12-month average of 31.
Market pulse
Median days on market moved from 69 in December to a January peak of 81, then compressed to 46 in February, 32 in March, and 47 in April, before settling to 37 in May and 31 in June — the tightest reading since March. Sold counts followed a different arc: 34 in February, 39 in March, and 41 in April before dropping to 26 in both May and June, well under April's pace. Active listings ticked back up to 98 in June from 89 in May, while new listings climbed to 42 from 32 — more homes are hitting the market than are closing. The 400-700k band carried most of June's activity with 16 sales at a $566,995 median, while the under-$400k band held steady at 8 sales and a $365,000 median.
Mortgage context
The 30-year averaged 6.66% in June, up from 6.19% in February, and has since climbed to a spot rate of 6.875% with mortgage lenders reporting a 0.25 percentage point increase over the past 30 days. That climb is showing up directly in what closed this month: buyers who locked near February's average are paying meaningfully less than anyone financing today.
Payment math
A $478,000 median-priced West Haven home financed with 20% down runs $2,510 a month in principal and interest at today's 6.875% rate, $64 more than 30 days ago when the rate sat at 6.625%, and $172 above the $2,338 payment buyers locked in February 2026 when the average rate was 6.19%.

Outlook
With new listings outpacing closings and rates already above 6.875%, expect active inventory to keep building through July and August, giving buyers more room to negotiate below list. Sellers pricing to March or April's near-100% sale-to-list ratio are likely to see their homes sit, based on how the market absorbed June's below-list sales. If closings stay near 26 a month while new listings hold above 40, sale-to-list could drift toward 98% by late summer.
