Washington homes move faster in June even as inventory tops 500 for the first time this year.

Median days on market in Washington dropped to 27 in June, down from 36 in May and back near March's 26-day pace — even as active listings climbed to 516, the highest reading in this six-month stretch. Homes are moving faster than they have all spring, but they're doing it against a backdrop of more competition: 516 active listings compares with 461 in April and 442 in March.

Market pulse

Days on market traced a clear dip-and-recover pattern over the past six months: 44 in February, down to 26 in March, then climbing to 32 in April and 36 in May before pulling back to 27 in June. Meanwhile active listings never stopped climbing — 447 in February, 442 in March, 461 in April, 494 in May, and now 516 — even as new listings eased to 134 in June from 154 the month before. Closings held at 103, essentially matching the prior-12-month average of 107, while the sale-to-list ratio stayed strong at 99.23%, close to April's 99.29% high for the period.

Mortgage context

The 30-year sits at 6.875% today, up 0.25 percentage points from 6.625% just 30 days ago, and monthly averages have climbed steadily from 6.19% in February to 6.66% in June and 6.73% in July. That 0.25-point move alone adds $68 a month to the payment on Washington's median home, a 2.6% increase that's landing on buyers just as summer inventory peaks.

Payment math

A $515,000 median-priced home in Washington with 20% down runs $2,706 a month in principal and interest at today's 6.875%, up $68 from $2,638 just 30 days ago at 6.625%, and $185 above the $2,521 payment buyers locked in back in February 2026 when rates averaged 6.19%.

If you're buying

Closings under 30 days on market are grabbing the best-priced inventory in Lavender Canyon and Standing Rock East, where median days on market ran 21 and 6 respectively in June — move fast on anything similarly priced there. Elsewhere, with 516 homes active against 103 closings, you have room to negotiate below the 99.23% sale-to-list ratio on homes past 45 days. Lock your rate early: the 30-year is up 0.25 percentage points in the last 30 days alone.

If you're selling

Price close to recent comparable sales in your subdivision — buyers are paying 99.23% of list on average, but that masks real range: only 17 of June's 103 sales went above asking while 46 sold below list. With 58 of those 103 closings involving a price cut along the way, start closer to what Standing Rock East and Lavender Canyon are actually closing at rather than chasing April's higher list prices.

Outlook

Expect closings to hold in the 90-110 range through late summer as the desert heat (95-105°F) keeps some shoppers indoors and AC bills climb, while active inventory near 516 gives buyers more room than a year ago. If the 30-year keeps climbing toward 7%, as it has each month since February's 6.19% low, expect the current 27-day median days-on-market to stretch back toward May's 36 as higher payments slow decisions.

Watch for

If the 30-year crosses 7% before Labor Day, expect median days on market to drift back above 35 as buyers who stretched at 6.875% pull back further, echoing January's 49-day stretch.
