Holladay's June closings slow back down as Aspire at Holladay Hills leads sales.

Homes that closed in Holladay in June 2026 took a median of 20 days to sell, double May's 8 days and back at the level last seen in March. That's happening alongside 141 active listings, the highest of the past six months, up from 126 in May and 102 in April, while 27 homes closed versus 28 a year earlier — a similar pace to June 2025's 36, when Holladay had roughly half as much active inventory on the market.
Market pulse
Days on market has zig-zagged over the past six months — from 37 in February to 20 in March, down to 10 in April and 8 in May, then back up to 20 in June — and June's rebound suggests the spring rush of fast-moving contracts has eased. Active listings have climbed every month since February's 87, reaching 141 in June, while new listings actually pulled back to 45 from May's 59. Six of June's 27 closings came after a price cut, the most of any month this year, and the $400,000-$700,000 band is thin at just 5 sales against 21 in the over-$700,000 tier. Mortgage context
The 30-year mortgage rate sits at 6.875% as of mid-July, up 0.25 percentage points from 6.625% just 30 days ago, and has climbed steadily since February's 6.19% average. That 30-day move alone adds $117 to the monthly payment on a median Holladay home, and buyers who locked in during February's low are now looking at meaningfully higher borrowing costs for the same house.
Payment math
A median Holladay home at $880,000 with 20% down runs $4,624 a month in principal and interest at today's 6.875%, up $117 from $4,507 just 30 days ago at 6.625%, and $317 above the $4,307 payment buyers locked in back in February 2026 when rates averaged 6.19%.

Outlook
With the 30-year now at 6.875% and climbing since February, expect the slower June pace to carry into late summer unless rates ease back toward the 6.4% range seen in April. Inventory at 141 active listings against fewer new listings coming on should keep giving buyers leverage, particularly outside the over-$700,000 segment that's still absorbing most of the closings.
Watch for
If new listings keep running below 50 a month while active inventory holds near 140, the months-to-sell figure likely climbs past 6 by late summer, tilting more of Holladay toward buyer leverage.
