Bountiful sellers lose their speed edge as days on market double since May

Homes in Bountiful took a median 30 days to sell in July, more than double May's 8-day pace and up from 14 in June — the clearest sign yet that the spring rush has ended. Only 19 homes closed, down from 36 in May and light against the 39 that closed in July 2025, even as active listings reached 124, the most of the past year. With supply building near Bountiful Ridge, Val Verda, and Maple Hills faster than buyers are closing, this reads as a market shifting back toward buyers after a fast spring.

Market pulse

Median days on market moved from 45 in February to a 7-8 day low in May, then reversed to 14 in June and 30 in July — a clear slowdown, not a blip. Active inventory has climbed for five straight months, from 65 in March to 124 in July, while sold counts fell from 36 in May to 24 in June to just 19 in July. The sale-to-list ratio has stayed close to 98% throughout, but with only 4 of July's 19 sales going above asking, sellers are giving up more ground than the ratio alone suggests. July's 19 sold homes sit well below the prior 12-month average of 34, so this month's median price and mix should be read cautiously.

Mortgage context

The 30-year averaged 6.19% back in February and has climbed in nearly every month since, reaching 6.79% in July and 6.88% at today's spot rate — a 0.68 percentage-point climb over the past six months. That steady rise, on top of median prices holding near $559,000, is a real contributor to July's slower pace: buyers who moved fast in May at cheaper rates have less urgency now.

Payment math

A $559,000 median home in Bountiful with 20% down runs $2,938 a month in principal and interest at today's 6.875% rate, $37 more than 30 days ago at 6.75%, and $202 above the $2,736 payment buyers locked in back in February when rates averaged 6.19% — that February figure of $2,736 is the real floor buyers are now priced above.

If you're buying

Closings past 30 days on market are landing well under asking — the over-$700K band alone took a median 51 days in July, up from 6 in May, and sellers there are more willing to talk price. Active inventory reached 124, the highest of the past year, so buyers eyeing move-up homes near Bountiful Ridge or Val Verda have real choice for the first time since last winter. With 13 of July's 19 closings carrying a prior price cut, ask for that price history before writing an offer.

If you're selling

Homes are taking twice as long as they did in May — median days on market climbed from 8 in May to 14 in June to 30 in July — so price to the last two weeks of closings, not to what Maple Hills or Paradise Hills sold for back in spring. Only 4 of 19 July sales went above list price; if your home isn't priced within a few percent of recent closings on your block, expect it to sit into fall. With 57 new listings against just 19 closings, you're competing with more standing inventory than buyers have seen all year.

Outlook

Expect the slower pace to continue into late summer as rates near 6.9% keep some buyers on the sidelines and inventory near Val Verda and the Bountiful Ridge corridor continues to build against thinner demand. Sellers competing with 124 active listings should plan on longer marketing times than the 8-14 day pace buyers saw each spring, and buyers who can wait past Labor Day may see more price flexibility as fall listings compete for a smaller pool of closings.

Watch for

If new listings keep running above 50 a month while closings stay near 19-24, months-of-supply likely climbs past 8 by early fall, pushing the sale-to-list ratio below July's 98.07% into the mid-96% range.
