55+ Communities in the Salt Lake City Area
Compare about 20 55+ communities across Salt Lake County, from Daybreak to Sandy, with live prices, HOA dues and homes for sale in each.

If you are looking for a 55+ community around Salt Lake City, the first thing to know is that you won't find one big retirement town here. There is no Salt Lake version of a golf-course community with thousands of homes. What the valley has instead is a scattering of smaller neighborhoods, most of them on the west and south sides, plus a handful of older condo communities on the east bench and several manufactured-home parks that work very differently from everything else.
That makes the search harder, but it also means you can usually find a 55+ community close to where your kids, your doctors and your church already are. This guide walks through about 20 age-restricted communities across Salt Lake County that actually have homes changing hands, with live prices, HOA dues and homes for sale pulled from the MLS, so the numbers are current every time you open the page.
The Short Version
- Want a busy social calendar? Start with SpringHouse Village in Daybreak. It has a private clubhouse and a full-time lifestyle director.
- Want to walk to coffee and the lake? Look at Garden Park, also in Daybreak.
- Want something new and all on one level? Haven and Harvest Villas in South Jordan, Midas Creek Villas in Herriman, The Cottages at Pearce Farm in West Valley City and Villas at Stone Creek in West Jordan.
- Want to stay on the east side? Crescent Heights in Sandy, Capri in Millcreek, The Cottonwoods in Holladay and Graystone Pines in Sugar House. They are older, smaller and closer in.
- Working with a tight budget? The 55+ manufactured-home parks in Murray, Taylorsville, Midvale and West Valley City cost far less up front. Read the section on lot rent before you fall in love with one.

How these were picked: they are the Salt Lake County neighborhoods where MLS listings are flagged as a senior (55+) community and homes have sold in the last few years. The larger ones are confirmed by the builder or other independent sources. For some of the smaller condo communities the listings are the main source, and that is noted in each section. Age rules live in each community's CC&Rs, so confirm them with the HOA before you write an offer.
Daybreak (South Jordan)
Daybreak has the two best-known 55+ neighborhoods in the valley, and they are very different from each other. Both get the rest of Daybreak too: the trails, the parks, Oquirrh Lake and the TRAX line that runs out to the community.
SpringHouse Village
SpringHouse Village is the closest thing Salt Lake has to a resort-style 55+ community. The homes are single-level and stair-free, built by OakwoodLife, and the HOA handles exterior and yard care. The center of it all is The Spring House, a 10,000-square-foot private club for residents with a gym, locker rooms, a golf simulator, a game room, a catering kitchen and a great room with a fireplace. A full-time lifestyle director keeps the calendar full, which is exactly what some people want and exactly what others don't, so go to an event before you buy.
SpringHouse homes list at a median of $625,000 right now, and HOA dues run about $379 a month.
Garden Park
Garden Park is quieter and older than SpringHouse, with houses, attached homes and condos built between about 2010 and 2020, including Ivory Homes' Garden Park Lakeside cottages and townhomes. Residents have their own clubhouse, pool, fitness room and pickleball courts. The real selling point is location: you are close to Oquirrh Lake and Daybreak's shops and restaurants, so plenty of errands can happen on foot. Listings note that the HOA allows limited under-55 ownership, so read the rules if that matters to you.
HOA dues run about $301 a month.
South Jordan and Riverton, Beyond Daybreak
Newer 55+ neighborhoods have filled in along the South Jordan and Riverton corridor. Most are attached or single-level homes where the HOA handles the yard and snow, which is the whole point for a lot of buyers coming out of a two-story house with a big lawn.
Haven
Haven, around Haven Landing Drive, has roughly 200 houses and attached homes built since 2020, with a clubhouse, gym, pool, hot tub and pickleball. The HOA takes care of mowing and snow removal. Dues run about $190 a month.
Hearthstone Villas
Hearthstone Villas is a newer age-restricted community of about 170 attached homes built since 2021, around Ember Glow Court. Dues run about $200 a month.
Harvest Villas
Harvest Villas, at 3200 West 10400 South, is a gated community of about 76 attached townhomes built from 2014 to 2020, with two-and-a-half-car garages and a clubhouse with a media room and gym. Dues run about $309 a month.
Harvest Gardens (Riverton)
Harvest Gardens is Ivory Homes' age-restricted neighborhood in Riverton, a small group of about 50 attached homes designed around main-floor living. It is one of the few places in the valley where you can still buy new construction in a 55+ community from a major local builder.
Herriman
Teton Village
Teton Village is a gated community of about 120 rambler-style homes built by Wright Homes since 2021, a short drive from Daybreak. These are larger homes than most 55+ options in the valley, which helps if you are not ready to give up a guest room or a hobby space. Listings note that adult family members 18 and older can live with a qualifying 55+ resident; confirm that with the HOA. Dues run about $250 a month.
Midas Creek Villas
Midas Creek Villas sits inside Herriman's Miller Crossing area, with about 120 attached homes built from 2017 to 2020. The clubhouse has a fitness room, billiards, a theater room and a library, there is a pool, and the Midas Creek Trail runs right past. Dues run about $250 a month.
West Jordan
Bridlewood Villas
Bridlewood Villas, at 1898 West 9270 South, has 156 attached patio homes built between 2011 and 2015 with a clubhouse and pool. It is one of the larger and more established 55+ communities on the west side, so resales come up fairly often. Dues run about $325 a month.
Villas at Stone Creek
Villas at Stone Creek is new construction off Bayard Lane, near Jordan Landing and the Mountain View Corridor. Listings describe a clubhouse with a gym, pool, hot tub and pickleball, with the HOA covering exterior water, landscaping and snow. Dues run about $130 a month.
Jordan Villas
Jordan Villas is a community of single-level condos around Jordan Villa Drive. Listings describe a clubhouse, heated pool and fitness center, with the HOA covering landscaping, snow removal, sewer and trash. Dues run about $370 a month.
West Valley City
The Cottages at Pearce Farm
The Cottages at Pearce Farm is one of the newest 55+ communities in the county: a gated neighborhood of about 65 single-family homes and townhomes going up since 2025 near 3550 South. There is a clubhouse, fitness center, pickleball and walking trails, and the HOA covers yard care, snow removal, water and sewer. It is also one of the more affordable ways to buy new in a 55+ community in Salt Lake County.
Heather on Parkway
Heather on Parkway is a gated community of single-story homes built around 2024. Listings describe a clubhouse with a gym, pickleball, a movie theater and a sauna, plus about half a mile of trails, with lawn care and snow removal covered by the HOA. Dues run about $150 a month.
Valley Vu Villas
Valley Vu Villas, on Villa View Drive, has condos and townhomes built in the 2000s, some with a second-floor bonus room, which is handy for visiting grandkids or a home office. Nearby, The Village at Bingham Point is another age-restricted community of about 80 attached homes, though resales there are rare.
Sandy, Millcreek and Holladay
If you have spent your life on the east side, these are the communities that let you stay there. They are older and smaller than the west-side options, and you trade new construction for an established neighborhood and a shorter drive to the canyons and the east-bench hospitals.
Crescent Heights (Sandy)
Crescent Heights, at 11050 South 700 East, has about 68 condos built from 1999 to 2008. Units are on the ground floor or served by elevators, with heated garages, and listings say the HOA covers internet and TV, water, sewer, garbage and the exterior. That bundle explains why the dues, about $450 a month, look high next to some newer communities.
Alta View Estates (Sandy)
Alta View Estates is a 55+ neighborhood of about 125 single-family homes built between 1959 and 2002, some of them manufactured homes on land the owner owns. There is a clubhouse and walking paths, and it is not gated.
Capri Park and Capri Village (Millcreek)
Capri is a small cluster of 55+ condos and attached homes from the 1960s and '70s off 3600 South and 800 East. Listings mention a clubhouse, pool and snow removal, and pets are not allowed in at least part of the community, so check the rules for the specific building.
The Cottonwoods (Holladay)
The Cottonwoods, near 1949 East 5150 South, has single-level patio-home condos from the early 1970s with two-car garages and private courtyards, plus a pool and clubhouse. It is a rare chance at single-level living in Holladay.
Salt Lake City
Graystone Pines (Sugar House)
Graystone Pines, at 2730 South Highland Drive, is a 1960 elevator condominium building with underground parking and secure entry, a few blocks from Sugar House Park. It has a claim to history, too: the Deseret News reported it as the first condominium built in the United States. Dues run about $585 a month.
Terraces of Rose Park
Terraces of Rose Park is a 1964 condo community near 1200 West on the city's west side, with a courtyard pool. Listings say the HOA covers water, garbage, building insurance, the exterior and snow removal. It is one of the lowest-priced ways into a 55+ condo inside Salt Lake City.
55+ Manufactured-Home Communities and How Lot Rent Works
Murray, Taylorsville, Midvale and parts of West Valley City and Salt Lake City have 55+ manufactured-home communities, most of them built in the 1960s and '70s. The prices look almost too good next to everything above, and there is a reason. In most of these parks you buy the home but not the land under it. You pay the park a monthly lot rent, and that rent can go up over time. That is why the monthly figure in the table above is often close to $1,000: it usually includes lot rent, not just HOA dues.
That doesn't make these a bad choice. For a lot of retirees they are the only way to stay in the valley on a fixed income. But ask the park for the current lot rent, how much it has gone up in the last five years, what it covers, and whether the park requires buyer approval. Financing is limited, so many buyers pay cash.
Winchester Estates (Murray)
Winchester Estates, at 6403 South 710 West, has about 240 sites, a clubhouse and RV and boat storage, and it sits near the Murray Parkway golf course and the Jordan River Parkway trail. Buyers must be approved by the park.
Cottonwood Coves (Murray)
Cottonwood Coves is a gated 55+ park at 300 Gordon Lane with about 175 sites, a clubhouse and a pool.
Monte Vista (Taylorsville)
Monte Vista, at 4595 South Monte Vista Drive, has about 160 sites dating to 1973. Buyers must be approved by the park.
American Heritage (West Valley City)
American Heritage, at 3040 Homecrest Drive, has about 190 sites and a clubhouse. Only one occupant in each home needs to be 55 or older.
All Seasons (Salt Lake City)
All Seasons, at 290 North Redwood Road, has about 120 sites with a pool, clubhouse and fitness center. It is a land-lease community, not condos, even though some listings read that way.
Applewood (Midvale)
Applewood is the exception to the lot-rent rule. After a 2013 fight over plans to redevelop the land, the residents bought it themselves as a cooperative. It is small, about 56 sites, and close to the 7200 South TRAX station.
What About Draper, Sandy and Bluffdale?
It is one of the most common questions, and the honest answer is that Draper and Bluffdale don't have a for-sale 55+ community right now, and Sandy's options are the two older ones above. If you want to own in one of those cities, you will be shopping regular neighborhoods for a rambler or a main-floor-master townhome. If renting is on the table, Draper has The Ivy at Draper and Herriman has Incline at Anthem, both 55+ apartment communities. Holdaway Fields, which shows up in a lot of searches, is in Vineyard in Utah County.
Senior Living Is Something Else
A 55+ community is a neighborhood of homes you own. An HOA takes care of common areas and sometimes your yard, but nobody is helping with meals, medications or getting dressed. Senior living is a monthly-rent setup with services. Highland Cove on Highland Drive, for example, offers independent and assisted living. If you think you may need care in the next few years, it can make sense to choose a 55+ home close to the senior living you would move to later, or to skip a purchase altogether.
Retiring in Salt Lake: The Trade-Offs Nobody Puts in the Brochure
Winter is real
Four seasons are a big part of why people love it here, but enjoying snow and shoveling it are two different things. That is the quiet argument for a 55+ community where the HOA clears the driveway and walks. Winter inversions can also trap smoggy air on the valley floor for days at a time, which matters if you have heart or lung issues. Visit in January before you commit.
Hospitals and getting around
The valley has two adult Level I trauma centers, the University of Utah Hospital and Intermountain Medical Center in Murray, plus hospitals spread from Riverton to Sandy. Still, map the drive to the doctors you will actually see, on a normal weekday, and think about what happens if one of you stops driving. At 65 and older, UTA's reduced fare cuts bus, TRAX and FrontRunner fares in half, and the airport is a major hub with plenty of nonstop flights, which helps if family lives out of state.
Staying connected
Salt Lake County Aging & Adult Services runs 16 senior centers (15 in person plus a virtual one), and membership is free if you are 60 or older. Whether you buy in a 55+ community or not, plan two or three things that put you around the same people every week. The clubhouse helps, but it only works if you show up.
Houses here have stairs
A lot of homes around Salt Lake have basements or split-level floor plans. If main-floor living is the goal, make it a requirement from the start, not something you hope to find. That is the strongest practical case for the single-level communities in this guide.
Before You Buy: Age Rules, Dues and Taxes
How the age rule works
Under the federal Housing for Older Persons Act, a community can call itself 55+ if at least 80% of occupied homes have at least one resident who is 55 or older and it follows published age policies. Each community decides what to do with the rest: some allow younger spouses or adult children, others don't, and most limit how long younger guests can stay. Ask in writing about guests, a younger spouse and what happens if a home is inherited.
What the dues really cost
Dues on this page are the median monthly amount on current listings. Before you buy, get the HOA's budget, reserve study and recent meeting minutes, and ask whether any special assessments are coming. A community with a pool, a big clubhouse and private roads has real repair bills down the road, and those bills come from owners.
Resale
Only buyers who meet the age rules can live in a 55+ home, which means a smaller pool of buyers when it is your turn to sell. Good communities still sell well, but look at how long homes have taken to sell there, and compare prices with nearby neighborhoods that have no age restriction.
Utah taxes for retirees
Utah taxes Social Security benefits but offers a Social Security tax credit. Starting with tax year 2025, the full credit applies up to $54,000 of income for single filers and $90,000 for joint filers, then phases out. For property tax, a home you live in full-time is taxed on 55% of its market value under Utah's primary-residence exemption, while second homes pay on full value. A tax professional can tell you how this applies to your situation.
Next Steps
Pick three or four communities from the tables above and visit them on a weekday, not just during an open house. Sit in the clubhouse, ask about the activity calendar and talk to a resident or two. You can browse every 55+ community home in South Jordan, West Jordan, West Valley City or Salt Lake City, or see all Salt Lake City homes for sale. If you are weighing a bigger move, the guides to the pros and cons of living in Salt Lake City and the cost of living in Salt Lake City cover the rest, and if you are also considering somewhere warmer, there is a separate guide to 55+ communities in St. George.
Data note: prices, HOA dues and listing counts on this page update automatically from the MLS. Information is deemed reliable but not guaranteed. Confirm age restrictions, HOA fees and what they include directly with each community.

Frequently asked questions
What are the 55+ communities in Salt Lake County?
The best known are SpringHouse Village and Garden Park in Daybreak. Others include Haven, Hearthstone Villas and Harvest Villas in South Jordan, Harvest Gardens in Riverton, Teton Village and Midas Creek Villas in Herriman, Bridlewood Villas, Villas at Stone Creek and Jordan Villas in West Jordan, The Cottages at Pearce Farm, Heather on Parkway and Valley Vu Villas in West Valley City, and older condo communities in Sandy, Millcreek, Holladay and Salt Lake City. Murray, Taylorsville and Midvale also have 55+ manufactured-home communities.
Is there a 55+ community in Daybreak?
Yes, two. SpringHouse Village has single-level homes and a 10,000-square-foot private club with a full-time lifestyle director. Garden Park is older and quieter, with its own clubhouse and pool, close to Oquirrh Lake and Daybreak's shops. SpringHouse homes currently list at a median of $625,000.
Are there 55+ communities in Draper or Sandy?
Draper and Bluffdale don't have a for-sale 55+ community right now; Draper has The Ivy at Draper, a 55+ apartment community. Sandy has two older for-sale options: Crescent Heights, a condo community at 11050 South 700 East, and Alta View Estates, a neighborhood of single-family homes.
How much does a home cost in a Salt Lake 55+ community?
It ranges widely. Older condos in Millcreek, Sugar House and Rose Park can list in the low-to-mid $200,000s to $300,000s, while newer single-level homes in South Jordan, Herriman and West Valley City generally run from the high $400,000s into the $600,000s. Manufactured homes in 55+ parks cost much less up front but usually come with monthly lot rent. The comparison tables in this guide show current prices for every community.
What is lot rent in a 55+ manufactured-home park?
In most of these parks you buy the home but not the land under it, and you pay the park a monthly lot rent that can rise over time. That is why their monthly costs often run near $1,000 even though the homes sell for much less than a house. Applewood in Midvale is an exception: its residents own the land as a cooperative. Always ask for the current lot rent and its recent increases before buying.
Can someone under 55 live in a Utah 55+ community?
Sometimes. Federal law requires at least 80% of occupied homes to have at least one resident who is 55 or older, so some homes may include a younger spouse or adult family member. Each community sets its own rules for younger residents and guests, and they are written in the CC&Rs, so read them before you buy.
Does Utah tax Social Security for retirees?
Yes, but Utah offers a Social Security tax credit. Starting with tax year 2025, the full credit applies up to $54,000 of income for single filers and $90,000 for joint filers, then phases out. A home you live in full-time is also taxed on only 55% of its market value through Utah's primary-residence exemption. A tax professional can tell you how this applies to you.
