Schooling is highly consistent here, with homes feeding Pine View High, Pine View Middle, and Coral Canyon Elementary in nearly all cases. Sale prices have swung noticeably month to month over the past year, from a low median of $388,000 in January 2026 to $647,499 in December 2025, reflecting a mix of home sizes moving through a relatively thin monthly pool of 6 to 13 sales. Sienna Hills is a master-planned community in Washington Utah just south of Interstate 15 off of Washington Parkway and E. Telegraph St. It offers over 740 acres of residential, commercial, and nature areas between the interstate and E. Telegraph Rd. There are multiple micro neighborhoods within Sienna Hills and residents are just 2 to 10 minutes from freeways, shops, restaurants, markets, and recreational entertainment.
Sienna Hills offers villas, single-family homes, single-story properties, and larger estates priced from about $215,000. There are seven micro neighborhoods within Sienna Hills: Copper Leaf, Sienna Heights, Sienna Heights Garden Homes, Sienna Hills Villas, The Casitas, Arroyo, Escondidio and Ladera.
Sienna Hills started back in 1999 with an original design of mixed used areas, parks, multifamily homes, and commercial areas. There are six primary builders in Sienna Hills including S&S Homes, Bangerter Homes, Ence Homes, Coral Canyon Builders, Ivory Homes and Salisbury Homes. Several communities are still being built out.
Sienna Hills has its own homeowner association, but dues are typically low depending on the size of the property. This community prides itself on some of the lowest-priced homeowner association fees in the area. The website keeps residents of abreast of local activities, changes, and monthly assessment dues.
Schools
Residents of Sienna Hills are part of the Washington County school district and are served by Coral Canyon Elementary school, The Pine View Middle school, and Pine View High school. Depending on the location and the micro neighborhood, the Fossil Ridge middle school and Arrowhead Elementary school may also be assigned as well as the Crimson Cliffs middle and high school.
