Syracuse homes move fastest in a year even as Shoreline-area supply keeps building

Median days on market in Syracuse fell to 14 in June, down from 23 in May and the fastest pace of the last 13 months — a 39% acceleration in a single month. That speed is happening alongside a median sale price of $494,000, the lowest reading since last summer, on a smaller pool of 29 closings. Homes are moving quickly, but they're moving at lower price points than earlier this spring.

Market pulse

Active listings reached 118 in June, up from 114 in May and more than double the 76 sitting on the market back in January — inventory has climbed every month since February. New listings actually cooled to 42 in June from 60 in May, so the supply growth is now coming from homes taking longer to sell relative to how many are listed, not fresh construction hitting the market. Meanwhile the sale-to-list ratio slipped to 98.87%, its softest reading since January's 98.9%, and price cuts touched 10 of June's 29 closings — the first month with a meaningful, trackable price-cut share. Compared to June 2025's 30 sales at a $592,250 median, this June's 29 sales at $494,000 mark the softer of the two summers even with the faster closing pace.

Mortgage context

The 30-year rate now sits at 6.875%, up 0.25 percentage points from 6.625% just 30 days ago, and has climbed from a six-month low of 6.19% in February. That 0.68-point run-up is arguably doing more to shape June's numbers than anything happening on the ground here — it raises the monthly payment on a median home by $66 in the past month alone and likely explains why sold-below-list count (15 of 29) now outnumbers at- or above-list sales combined.

Payment math

A $494,000 median home with 20% down runs $2,596 a month in principal and interest at today's 6.875%, up $66 from $2,531 just 30 days ago at 6.625%, and $178 above the $2,418 payment buyers locked in back in February 2026 when rates averaged 6.19%.

If you're buying

With 15 of 29 June closings selling below list and the sale-to-list ratio under 99%, buyers have room to negotiate even on fast-moving listings — the speed reflects competitive pricing from sellers, not bidding wars. Focus on the $400K-$700K band, where 25 of June's 29 sales closed at a $491,000 median in just 14 days, and don't be afraid to counter list price on homes in Still Water or similar subdivisions where multiple units have traded this year.

If you're selling

Price close to what Still Water Subdivision and comparable Syracuse neighborhoods are actually closing at — $482,500 to $491,000 in the 400-700K band — rather than chasing May's $600,000 median, which won't hold given June's pullback. With active inventory at 118 and new listings cooling to 42, sellers who price realistically are still clearing in about two weeks; those overreaching are the ones showing up in the 10 June price cuts.

Outlook

Expect the faster pace to persist into midsummer as Davis County's peak selling weather keeps buyers moving quickly on well-priced listings, but with rates now above 6.8% and climbing toward 6.73% on the monthly average trajectory, affordability pressure should keep pushing sale prices toward the lower end of the 400-700K band. Inventory at 118 with new listings cooling suggests the active count could plateau rather than keep doubling, which would ease some of the negotiating room buyers have enjoyed since February.

Watch for

If the 30-year holds above 6.75% through August, expect the sold-below-list share to keep exceeding 40% of closings as more buyers push back on list prices to offset the higher payment.
