Green Valley on the County Record

Green Valley started as a ranch. The developer's own history, published by the Washington County Historical Society, says the area was a family's roughly 600-acre ranch on St. George's west side and was annexed into the city in 1976. The first Green Valley plat was recorded with the Washington County Recorder in November 1975. Phases 2, 3 and 4 followed in 1976, 1977 and 1979, and the Park at Green Valley plat was recorded in June 1979.

Five Decades of Plats

The county record shows Green Valley growing in bursts rather than all at once. After the 1970s plats there was a 15-year pause, then Parkside Estates (1994) and the Villas at Green Valley (1996). A second wave came in 2006–2008:

After another ten-year pause, a third wave of townhome and condominium projects arrived between 2018 and 2022:

In all, 18 plats carry the Green Valley name, covering about 700 lots and units.

Older Single-Family Core, Newer Townhomes

The county's building record (current through 2022) counts about 450 single-family homes and 136 townhomes inside Green Valley. Most of the single-family homes are not new. About 50 were built in the 1970s, 130 in the 1980s and 130 in the 1990s, and the median single-family home was built in 1995. The townhome and condominium phases are mostly 2018 or newer. The median lot is about 0.18 acre, and the plats set aside about 28 acres of common area.

Where Nightly Rentals Fit

St. George only allows rentals shorter than 28 days in designated areas, and not in single-family zones. In Green Valley that depends on the project:

  • The Vue at Green Valley: the recorded plat states that all 35 homes are approved as short-term rentals, one rental per home per night.
  • Amira at Green Valley: the condominium plat approves all 51 rental units the same way.
  • The Lofts at Green Valley: recent listings have marketed units as nightly rentals, but the Phase 1 plat itself has no rental note.
  • Park at Green Valley: at least one recent listing stated that nightly rentals are not allowed.

Treat every property separately and confirm with the City of St. George and the HOA before you count on rental income.

The Spa, the Resort Condos and the Trails

Green Valley's resort reputation comes from the projects around it. The historical society's account says a spa began serving Green Valley owners and guests in 1989, and a dedicated Green Valley Spa building with 35 suites was built beginning in 1998. The Lofts plat shows the spa and the Las Palmas resort condominiums right next door, and Sports Village is nearby. Canyon View Drive leads up to the Green Valley trailhead for the BLM's Bearclaw Poppy trail system, one of St. George's best-known mountain bike areas.

What’s Changing Next Door

The land west of Green Valley is building out. Since 2023 the county has recorded a dozen new plats for Divario, the newest as recently as September 2026, and a 2025 trail guide reports that construction on the valley floor has changed how riders reach the old Green Valley race loop. A few smaller plats have also been recorded near Green Valley's southern edge, off Dixie Drive, in 2024–2026. Expect more traffic and new neighbors on the west side over the next several years.

What This Means for Buyers

  • Two different markets. The single-family streets are mostly established resale from the 1970s through the 2000s. The newer townhomes and condos are often sold furnished and marketed for rental income.
  • HOA dues vary by project. Some single-family sections have modest or no dues. The newer resort-style projects usually charge monthly dues that can include pools, exterior maintenance and insurance. Read each association's documents.
  • Read the plat notes. The newer plats cite geotechnical reports (Applied Geotechnical Engineering Consultants) and private streets and drainage that the association maintains, not the city.
  • Confirm schools by address. Washington County School District boundaries change as new schools open, so check the district's boundary lookup for the specific home.
