About

Bloomington Hills

Bloomington Hills on the County Record

Bloomington Hills is one of St. George’s earliest large planned subdivisions. Its first plats were recorded with the Washington County Recorder in May 1970, and 15 phases were on record by May 1973, when Phase 12 was recorded. A Golf Club Estates plat followed in 1996. Since then, the county record shows only small lot amendments (2022, 2023 and 2025).

Platted in the ’70s, Built Over Three Decades

Almost all of Bloomington Hills was mapped by 1973, but the homes came gradually. Of about 1,420 single-family homes on the assessor’s record, roughly 60 were built in the 1970s, 710 in the 1980s, 450 in the 1990s and about 200 since 2000. The median home was built in 1988.

Consistent, Quarter-Acre-Class Lots

The subdivision holds about 1,585 residential lots with unusually consistent sizing. The median lot is about 0.23 acre (roughly 10,000 sq ft), and the middle half falls between about 8,800 and 11,000 square feet. The plats also set aside about 15 acres of open space, and the City of St. George owns about 14 more acres of parcels inside the subdivision.

What This Means for Buyers

  • An established neighborhood. With nearly every lot built, Bloomington Hills is almost entirely resale. Expect mature landscaping and homes that are now 25 to 45 years old.
  • Plan for age. Some homes have been fully updated and others are close to original, so condition varies more than in a newer subdivision. Inspect roofs, HVAC and plumbing carefully.
  • Check which rules apply. The early-1970s plats, the 1996 Golf Club Estates plat and the recent amendments were recorded decades apart. Ask your title company whether any recorded covenants or an association apply to the specific lot.
