Saratoga Springs homes move fastest in a year as Wander and Wildflower Valley sell in days

Median days on market in Saratoga Springs dropped to 23 in June, the fastest close since at least last June's 41 and a 28% compression from May's 32. That speed isn't evenly spread — The Valley at Wildflower closed in a median 6 days and Wander in 10, while Highridge's 28 sales carried a 287-day median, the widest split in the six-month window.

Median days on market has swung sharply over the past six months: 77 in February, 83 in March, then a steady drop to 48 in April, 32 in May, and 23 in June — the tightest pace since summer 2025. Sold counts held near 142, in line with the trailing 12-month average of 139, so June wasn't a light-closing month, just a fast one. Inventory near 559 active listings and 151 new listings should hold roughly steady into August unless rates push further past 7%, which would likely stretch days on market back toward the 30s and 40s seen earlier this year.

If the 30-year crosses 7% this summer, expect the citywide median days on market to drift back from 23 toward the high-30s to 40s range seen in April and May, particularly hitting the under-$400K band that's already sitting at 127 days.
