Saratoga Springs homes move fastest in a year as Wander and Wildflower Valley sell in days

Median days on market in Saratoga Springs dropped to 23 in June, the fastest close since at least last June's 41 and a 28% compression from May's 32. That speed isn't evenly spread — The Valley at Wildflower closed in a median 6 days and Wander in 10, while Highridge's 28 sales carried a 287-day median, the widest split in the six-month window.

Market pulse

Median days on market has swung sharply over the past six months: 77 in February, 83 in March, then a steady drop to 48 in April, 32 in May, and 23 in June — the tightest pace since summer 2025. Sold counts held near 142, in line with the trailing 12-month average of 139, so June wasn't a light-closing month, just a fast one. Sale-to-list held near 99.3%, and 68 of June's 142 closings took a price cut before selling, the highest count yet in a column that only became reliable starting in May. Active inventory eased slightly to 559 from May's 560, with new listings at 151, both roughly flat against a spring that saw as many as 211 new listings in April.

Mortgage context

The 30-year sits at 6.875%, up 0.25 percentage points from 6.625% just 30 days ago and up 0.68 points from February's 6.19% average. That climb is already showing in the math: financing the $479,000 median home now runs $2,517 a month in principal and interest, $64 more than 30 days ago and $173 above what the same loan cost at February's low.

If you're competing there, get pre-approved and ready to write within days, not weeks. Highridge is the opposite story: 28 sales but a 287-day median days on market, so patient buyers targeting that neighborhood still have real negotiating room.

If you're selling

If your home isn't in Wander or The Valley at Wildflower, expect a longer runway — 68 of June's 142 closings took a price cut before selling, so price close to recent comparable sales from the start rather than testing the market high. The under-$400K band is sitting a median 127 days, meaning entry-level sellers need sharper pricing than the $400K-$700K group, which is moving in 17 days.

Outlook

With the 30-year at 6.875% and up 0.68 percentage points since February's 6.19% low, expect the fast-close pattern in Wander and The Valley at Wildflower to keep pulling volume while Highridge and the under-$400K band lag further behind. Inventory near 559 active listings and 151 new listings should hold roughly steady into August unless rates push further past 7%, which would likely stretch days on market back toward the 30s and 40s seen earlier this year.

Watch for

If the 30-year crosses 7% this summer, expect the citywide median days on market to drift back from 23 toward the high-30s to 40s range seen in April and May, particularly hitting the under-$400K band that's already sitting at 127 days.
