Slower closings define Provo's housing market this September, with the median sale taking 41 days, up from 34 in August. The median home price came in at $484,100, a bit above last September's $455,995. Buyers had 269 homes to choose from, which makes this a market that leans their way.

Market pulse

Inventory has done most of the moving. Active listings grew from 144 in April to 269 in September. Over the same stretch, homes got slower to sell, with the median going from 19 days to 41. Closings have fallen too, from 70 in April to 41 now, so at September's pace it would take about 6.5 months to sell everything listed.

Mortgage context

Most of September's closings, 28 of 41, landed between $400,000 and $700,000, and that is the range where a higher rate stings most. Those homes took a median 66 days to sell, the slowest of any price band. Borrowers at today's rate are feeling it before they ever make an offer.

Payment math

Put 20% down on Provo's $484,000 median home price and principal and interest runs $2,708 a month at 7.5%, which is $99 more than the $2,609 it would have been 30 days ago at 7.125%, and $280 above the April low, when rates averaged 6.42% and the payment would have been $2,428.

If you're buying

Start with the $400,000 to $700,000 range, where homes took a median 66 days to sell and sellers have had time to get tired. Highland Terrace had two sales at a median $476,500 after 109 days, which shows what patience can get. Ask about price cuts, since 18 of September's 41 closings took one first.

If you're selling

With 269 homes for sale, yours has to be priced right from day one. Homes closed at about 98.9% of list in September, but the median list price of $515,000 sat above the $484,100 median sale price. Price off recent closings nearby, not off what neighbors are asking. Eight homes did sell above list, so a clean, well-priced listing still gets competition.

Outlook

Fall usually firms a market like this a little before winter, but the 82 new listings in September keep adding supply. With BYU's term underway and colder weather coming, expect days on market to stay long through the next 60 to 90 days. Rates near 7.5% make a quick rebound in closings unlikely.

Watch for

If new listings keep running near 80 a month while closings stay near 40, months of supply could move toward 7 by the end of the year.
