Orem homes sell in 13 days even as price cuts and rates both climb

Median days on market in Orem fell to 13 in June 2026, down from 16 in May and less than a quarter of December's 61-day median — homes here are moving faster than at any point since this data series began tracking the winter slowdown. Yet that speed came with a catch: the sale-to-list ratio slipped to 97.59%, the softest reading of the past six months, and 17 of the 54 June closings had taken a price cut before selling. A year ago, June 2025 homes took a median 19 days to sell at a 98.71% ratio — this June is faster but less full-price than last year's.
Market pulse
Days on market have fallen every month since December's 61-day median: 58 in January, 44 in February, 23 in March, 22 in April, 16 in May, and 13 in June. Active inventory has moved the opposite direction, climbing from 127 in February to 216 in June as new listings ran ahead of closings — 86 new against 54 sold this month. Sold counts themselves picked up too, from 41 in April and 46 in May to 54 in June, matching June 2025's 55 closings almost exactly. The one crack in an otherwise fast market is the sale-to-list ratio, which slipped from May's 99.05% high to 97.59% and the price-cut count, which jumped from 0-2 in prior months to 17 in June.
Mortgage context
The 30-year averaged 6.19% back in February and has climbed steadily since, reaching 6.66% in June and 6.73% in July — a 0.68 percentage point increase to today's spot rate of 6.875%. That climb is showing up in local behavior: buyers are moving fast on well-priced homes to lock in a rate before it climbs further, but the softer sale-to-list ratio suggests they're also negotiating harder on price to offset the higher payment.
Payment math
A $498,000 median-priced home in Orem with 20% down runs $2,615 a month in principal and interest at today's 6.875%, up $66 from 30 days ago when the rate sat at 6.625%, and $180 above the $2,435 payment buyers would have locked in back in February when rates averaged 6.19%.
If you're buying
With median days on market down to 13 and the top 25% of listings selling in just 6 days, act fast on anything priced under $700K in good condition — those are gone before the weekend open house circuit even starts. But the 18 closings under $400,000 (median 32 days) show slower-moving inventory still exists if you're priced out of the fast lane; look there or in Lakecrest, where three homes closed at a $418,000 median. Seventeen of June's 54 closings took a price cut first, so ask an agent for that list — those sellers are the most likely to negotiate.
If you're selling
Price to the 97.59% sale-to-list ratio, not to May's 99.05% — buyers pulled back on paying full ask even as speed increased, and 32 of 54 June closings sold below list. If your home isn't priced right out of the gate expect to join the 17 listings that already took a price cut this month; condition and location matter more than ever with 216 active listings competing for attention, the most in this run of data. Homes like Chambery Condo sat 146 days median even in a fast month — segment matters as much as pricing.
Outlook
Expect the speed to hold through late summer even as the mortgage math gets tougher — rates have climbed from February's 6.19% average to 6.66% in June and 6.73% in July, and that's starting to show in the sale-to-list slide. Inventory at 216 active homes, up from 127 as recently as February, gives buyers more room to negotiate on anything that lingers past 30 days, while well-priced homes under $700K should keep closing inside two weeks through August.
Watch for
If new listings keep outpacing sold counts at June's pace — 86 new against 54 closed — active inventory could push past 250 by August, and if the 30-year holds above 6.75% into fall, the sale-to-list ratio likely drifts further below 97%.
