Common questions

About homes with acreage in Utah.

How much does a home on acreage cost in Utah? ▾

Utah homes on an acre or more have a median asking price of $1,080,000 right now. Over the last 12 months, they sold at a median of $815,000.

Where can you find cheap land with a house in Utah? ▾

Uintah Basin towns such as Vernal and Roosevelt, and Cedar City, have some of the lowest prices for homes on acreage. Tooele County, around Erda, is a closer option to Salt Lake City. Summit and Wasatch counties are the most expensive.

Do water rights come with land in Utah? ▾

Not automatically. In Utah, water rights can be owned and sold separately from the land, and a well on the property doesn't prove you own the right to use it. Ask for the water right numbers or irrigation company shares and check them with the Utah Division of Water Rights before you close.

Does a big lot raise my Utah property tax? ▾

It can. Utah's 45% primary residential exemption covers only one acre per home, so land beyond the first acre is taxed at full market value.

Can I get greenbelt tax status on my acreage in Utah? ▾

Only if the land is actually farmed. Utah's Farmland Assessment Act generally requires at least five contiguous acres in agricultural production for at least two years before you apply, and the land around the house doesn't count. Apply with the county assessor.

How long do homes on acreage take to sell in Utah? ▾

Over the last 12 months, they took a median of 64 days to go under contract. They closed at 96.9% of their final list price.
