Draper homes closed in a median of 36 days in September, down from 58 in August, and the median home price was $905,000. Even so, the housing market leans toward buyers: 183 homes were for sale against only 23 closings, about 8 months of supply at this pace. A year ago, 51 homes sold and 108 were listed.
Market pulse
Active listings rose from 101 in April to 183 in September, while closings slid from 37 to 23. Speed swung the other way this month, with median days on market improving from 58 in August to 36. That said, a quarter of homes still took more than 91 days to sell. New listings fell to 44 from 66 in August, so sellers are starting to hold back. Homes sold at about 98% of list, and only 2 of 23 sold above asking.
Mortgage context
Nineteen of September's 23 closings were above $700,000, so most Draper buyers borrow large amounts, and jumbo loans were quoted at 7.75% in mid-October. The 30-year rate reached 7.5%. At this price level, each rate step adds hundreds of dollars a month, which helps explain why closings fell from 51 a year ago.
Payment math
Buying at Draper's $905,000 median home price with 20% down now costs $5,062 a month in principal and interest at 7.5%, which is $185 more than the $4,878 at 7.125% thirty days ago, and $524 above the April low, when rates averaged 6.42% and the payment would have been $4,538.
If you're buying
Look at homes that have already sat past 53 days, the median for sales over $700,000, since that is where price cuts happen. Eight of September's 23 closings took a price cut first, so ask. In Sunset Ridge at South Mountain, three homes closed at a median $995,000 after 86 days, which shows how much bargaining room exists there.
If you're selling
Your home is one of 183 listings, and the median list price of $830,000 sits below the $905,000 median sale price, so price to what has closed rather than to what is listed. Expect offers near 98% of list, and 16 of 23 sales closed below asking. If you are in Sunset Ridge at South Mountain, plan for a longer wait than the town median.
Outlook
Fall usually firms the market a little before winter, but listings are likely to stay well above last year's 108. With rates near 7.5%, expect closings to stay light through December. Buyers keep the advantage into the new year, particularly on homes above $700,000. Neighboring Sandy and South Jordan can pull away some of Draper's shoppers.
Watch for
If closings stay near 23 a month and listings hold above 180, supply would stay past 8 months and sale-to-list would likely drift toward 97% by December.
