Homes in Taylorsville sold in a median of just 9 days in July 2026, down from 14 in June and the fastest turnaround of the past six months — yet only 32 homes closed, the lightest month since November. That combination means the homes that do sell are going quickly, but there are simply fewer buyers showing up: active inventory reached 180, up from 149 in June and nearly double February's 99.

Market pulse

Median days on market has compressed steadily since May's 27-day mark, falling to 14 in June and now 9 in July, even as the number of closings fell from 46 in May to 40 in June to 32 in July. Active listings have climbed every month since February's 99, reaching 180 in July while new listings actually eased back to 71 from June's 82 — inventory is building not because more sellers are listing, but because fewer buyers are closing. The sale-to-list ratio slipped to 97.66%, the softest reading of the past six months, and 18 of July's 32 sales closed below asking. Taylor Villas carried the month with six closings at a median of zero days on market, while Xanadu added four sales at a median of just 3 days — both signs that well-priced product in the right pockets still moves immediately.

Mortgage context

The 30-year rate has climbed steadily from February's 6.19% average to July's 6.79%, and now sits at 6.875% today, up 0.25 percentage points from 6.625% just 30 days ago. That climb is arriving right as closings thin out in Taylorsville, suggesting some of July's lighter sales count reflects buyers priced out at the margins rather than a lack of interest.

Payment math

A median-priced Taylorsville home at $486,000 with 20% down runs $2,553 a month in principal and interest at today's 6.875% rate, $65 more than the $2,488 payment 30 days ago at 6.625%, and $175 above the $2,378 payment homebuyers locked in back in February when rates averaged 6.19%.

If you're buying

Speed is on your side but competition for well-priced homes hasn't disappeared — homes went below list price on 18 of 32 July closings, so a firm but fair opening offer often works. Taylor Villas moved six homes with a median of zero days on market, meaning anything priced right there goes under contract same-day; elsewhere, with 180 homes active against just 71 new listings, you have more room to negotiate on inspection items than buyers had in April.

If you're selling

List at or near recent comparable sales — the median sale price of $485,750 sits almost exactly at the $479,950 median list price this month, so overpricing shows up fast against 180 competing active listings. Ten of July's 32 sales involved a price cut before closing, so if your home hasn't drawn an offer within two weeks, adjust rather than wait it out.

Outlook

With rates already at 6.875% and mortgage averages projected toward 6.88% in August, expect closings to stay in the 30s through late summer rather than rebound toward April's 53. Inventory at 180 active homes gives buyers real leverage on anything sitting past two weeks, while sellers who price at or just under June's $473,828-$485,750 range should still see Taylor Villas-style fast turnarounds.

Watch for

If new listings keep running below 80 a month while active inventory keeps climbing past 180, sale-to-list likely drifts further below 97% into the fall, giving buyers even more room to negotiate below asking.

"Fast sales, slow demand — Taylorsville's supply catches up."
