Condos for Sale in Sundance, Utah

Sundance isn't a town in the traditional sense — it's a small mountain community wrapped around Robert Redford's Sundance Mountain Resort on the north side of Mount Timpanogos, about 15 minutes up Provo Canyon from Orem. The condo inventory here is genuinely limited and tends to cluster in a handful of developments tied to the resort itself, including units within the original resort village and properties along North Fork. Most are wood-and-stone mountain construction sitting between roughly 6,000 and 7,000 feet of elevation, with ski-in/ski-out access or a short shuttle ride to the lifts. Pricing runs higher per square foot than nearby Heber or Midway because of the scarcity and the resort tie-in, with most units trading in the high six figures to low seven figures depending on size and proximity to the lifts.

For buyers, a Sundance condo is usually a second home or a rental play rather than a daily-commute primary residence — Provo is 25 minutes down the canyon, Salt Lake International is about an hour, and winter driving on US-189 is a real consideration. The upside is access most Utah addresses can't match: 450 inches of average annual snowfall at the resort, the Stewart Falls trail and Timpanogos hiking out the back door, and the Sundance Film Festival drawing renters every January. HOA fees and short-term rental rules vary significantly by building, so the fine print matters here. Browse the active listings below, and reach out if you'd like specifics on any particular unit.
