St George closings slow to 58 days as Desert Color's supply build weighs on August

Homes in St George took a median 58 days to sell in August, up from 46 in July and 35 back in June — a 26% jump in one month that marks the slowest pace of the past six months. Only 158 homes closed, down from 173 in July and well under the 186 monthly average of the past year. Active listings kept climbing to 1,000, so buyers now have more to choose from while sellers wait longer to find them.

Sold counts have fallen alongside it, from 212 in June to 173 in July to 158 in August, even as active inventory climbed from 864 to 904 to 1,000 over the same stretch. New listings actually pulled back to 272 from July's 219 low, so the growing shelf is less about fresh sellers flooding in and more about existing listings sitting unsold.
