About

Auburn Hills

Auburn Hills on the County Record

Auburn Hills is a neighborhood inside Desert Color, the master-planned community in south St. George. The county record shows the connection: the first Auburn Hills plat, recorded in June 2019, lists Utah State School & Trust Lands, Desert Color St George LLC and the Desert Color Community Master Association as parties.

Build-out was fast. The county recorded 38 Auburn Hills plat documents between June 2019 and April 2023, more than a dozen of them in 2020 alone. Together they cover about 700 residential lots and units, plus 37 common-area parcels and dedicated civic space.

A Mix of Home Types

By 2022 the assessor’s record already listed about 250 single-family homes, 96 townhomes and 40 condominium units in Auburn Hills, all built in 2020 or later. The Auburn Hills Condos phases 18A–18H were recorded from 2021 to 2023 by Visionary Desert Color Condominiums LLC, and the 21A condominium plats in 2023 by Holmes Desert Color Condos LLC. Lot sizes reflect the mix: the median lot is about 2,600 square feet, and the largest quarter of lots are 6,650 square feet or more.

What Buyers Should Know

  • Master association. Auburn Hills sits under the Desert Color Community Master Association. Condo and townhome phases may also carry their own association, so ask for both dues amounts and both sets of CC&Rs.
  • Newer construction. Every home here is from 2020 or later, so systems are current. Ask the seller whether any builder warranty is still in effect.
  • Schools. Boundaries in fast-growing south St. George change. Confirm the assigned schools for a specific address with the Washington County School District.
