Spanish Fork closings rebound 27% as River Run and US-6 corridor supply climbs

Spanish Fork closed 42 homes in June 2026, up 27% from May's 33 and the first month-over-month gain in closings since April. That rebound is happening against a backdrop of inventory that keeps climbing — active listings reached 268 in June, up from 214 in May and 184 in April — so buyers had more sales close even as the shelf got fuller. Compared to June 2025's 57 sales, this June still trails, but the direction within 2026 is the story: fewer closings gave way to more.

Market pulse

Days on market compressed sharply this year — median days sat at 51 in March, fell to 28 in April, 21 in May, and just 19 in June — even as active inventory built from 166 in March to 268 in June. New listings hit 103 in June, the highest of the past six months, adding to a supply pipeline that's now outpacing what June's 42 sales could absorb. At June's pace it would take roughly 6.4 months to sell through current inventory, similar to May's 6.5 months and well above the 2.7-to-4-month readings seen from December through April. Price-cut sellers are becoming more common too: 14 of June's 42 closings had taken a price reduction first, versus just 7 in May.

Mortgage context

The 30-year rate has climbed steadily from 6.19% in February to 6.66% in June and now sits at 6.875%, up 0.25 percentage points just in the past 30 days. That 30-day move alone adds $70 a month to the payment on a median Spanish Fork home, a 2.6% jump that's landing right as the summer selling season should be at its busiest.

Payment math

A median-priced Spanish Fork home at $529,000 with 20% down now runs $2,779 a month in principal and interest at 6.875%, up $70 from $2,709 just 30 days ago at 6.625%, and $191 above the $2,588 payment buyers locked in back in February 2026 when rates averaged 6.19%.

If you're buying

Look at homes with a longer days-on-market tail — the top 25% of June listings sat 91 days, well above the 19-day median, and those sellers are the ones cutting price before closing. In the under-$400k band, median days on market jumped to 74 in June from 30 in May, suggesting more room to negotiate there than in the 400k-700k range, where homes still moved in a median 15 days.

If you're selling

With 268 homes active against 42 June sales, price against what's actually closed in your subdivision rather than list prices nearby — River Run's six June sales closed at a $341,252 median, well under some list prices in that price band. If you're above $700k, lean into speed: that segment's median days on market fell to just 6 in June, meaning well-priced upper-end homes are still moving fast even as overall supply grows.

Outlook

Expect inventory to keep building through late summer if new listings hold near June's 103, especially with rates near 6.875% cooling some of the demand that would otherwise absorb it. Warm alpine-summer weather through August typically keeps showing activity up, so days on market may hold in the high-teens to 20s range even as months-of-supply drifts higher. Sellers competing with Lehi and Saratoga Springs buyers priced out of pricier corridors should still see traffic, but the negotiating edge is shifting toward buyers on anything sitting past 60 days.

Watch for

If new listings keep running above 100 a month while closings stay in the low-40s, months-of-supply likely climbs past 7 by August, pushing more sellers into the price-cut column that already includes a third of June's closings.
