Median days on market in Provo fell to 15 in June 2026, down from 21 in May and effectively matching last June's 13 — even as the top quarter of listings took just 31 days to sell, down from 70 the month before. That speed-up is happening alongside the most inventory the market has carried in this run of data: 285 active listings, up from 230 in May and 201 in April. Buyers have more to choose from, but the homes that are selling are moving faster, not slower.
Market pulse
Active inventory has nearly doubled since December's 130, climbing to 146 in January, 150 in February, 183 in March, 201 in April, 230 in May, and now 285 in June. New listings have followed the same climb, from 32 in December to 128 in June. Yet median days on market moved the opposite direction over the same stretch — 85 in January, 48 in February, 33 in March, 19 in April, 21 in May, 15 in June — and 18 of June's 63 closings sold above list price, the most of any month since at least last winter. Closings themselves held steady at 63, essentially matching May's 62 and roughly in line with the 62-sale trailing 12-month average.
Mortgage context
The 30-year rate sits at 6.875% today, up 0.25 percentage points from 6.625% just 30 days ago, and it's climbed from a six-month low of 6.19% back in February. That 0.68-point run has pushed the median-home payment up enough that some buyers are locking in before rates move further, which helps explain why homes are still closing quickly despite the added competition from 128 new listings this month.
Payment math
A median-priced Provo home at $475,000 with 20% down now runs $2,496 a month at 6.875%, up $63 from $2,433 just 30 days ago at 6.625%, and $171 above the $2,325 payment buyers locked in back in February 2026 when rates averaged 6.19%.
If you're buying
With sale-to-list at 98.95% and the fast quarter of homes closing in 5 days, don't expect much negotiating room on well-priced listings near BYU or in the Bavarian Condos price band around $305,000 — those are moving in single-digit days. Look instead to the slower over-$700K segment, where median days on market sit at 29 and 15 of June's 63 closings had already taken a price cut.
If you're selling
Price to the 400-700K band's median of $507,200 if your home is in that range — that segment is closing in 13 days with the tightest competition. Above $700K, expect a longer runway near 29 days and be ready to adjust: a third of June's sellers across the market cut price before finding a buyer.
Outlook
Expect inventory to keep building through late summer as new listings continue outpacing the roughly 63-a-month sales pace, pushing the time to sell every active listing toward 4.5 months at the current rate. If the 30-year holds near 6.875% or climbs toward 7%, look for days-on-market gains to stall as some buyers pause, particularly in the over-$700K segment where homes already sit nearly three times longer than the sub-$700K market.
Watch for
If new listings keep climbing past June's 128 while sales hold near 63 a month, months-of-supply likely pushes past 5 by September, shifting more leverage to buyers than the current fast days-on-market numbers suggest.

Common questions about Provo this month
Is Provo a buyer's or seller's market in June 2026? ▾
It's mixed by price band. Homes in the $400,000-$700,000 range are selling in a median 13 days with sale-to-list at nearly 99%, which favors sellers there, while the over-$700,000 segment takes 29 days and saw more price cuts, giving buyers more room to negotiate in that tier.
Why are Provo homes selling faster even with more listings on the market? ▾
June's 285 active listings are the most in this run of monthly data, but median days on market actually dropped to 15 from 21 in May. The homes selling quickly tend to be priced in-demand ranges like the Bavarian Condos near $305,000, while pricier listings sit longer and drag down the average even as the fastest sellers move quicker than ever.
How much has the rate increase affected the monthly payment on a typical Provo home? ▾
On the $475,000 median-priced home with 20% down, the payment is $2,496 a month at today's 6.875% rate, up $63 from just 30 days ago and $171 above the $2,325 payment buyers would have had in February when rates averaged 6.19%. That's a meaningful jump in a single quarter.
Should I wait for prices to drop before buying in Provo? ▾
June's median sale price of $475,000 is actually up from May's $445,000, and homes are selling faster, not slower, so there's little sign of price softening. Waiting also risks facing a higher rate than today's 6.875%, which has already climbed 0.68 points since February.
What's driving the jump in active listings in Provo this summer? ▾
New listings reached 128 in June, up from 32 in December, which is typical for the warm-weather selling season in northern Utah. Combined with sold counts holding near 63 a month, that listing growth is what's pushing months-of-supply higher even as individual homes close faster.
