Millcreek homes move fast in July, but only 18 buyers showed up to close.

Homes that sold in Millcreek in July 2026 moved in a median of just 6 days, down from 13 in June and the fastest close time on record in the past 13 months. But that speed masks a thin month — only 18 homes closed, well under the prior 12-month average of 33, so treat July's numbers as a smaller, faster-moving slice of the market rather than the full picture. Active listings kept climbing to 137, up from 112 in June and 103 in May, giving the buyers who did show up plenty to choose from.

Market pulse

Median days on market has compressed hard: 13 in May, 13 in June, then 6 in July, with a quarter of homes closing the same day they went under contract. Sold volume moved the other direction — 36 in May, 26 in June, 18 in July — even as active inventory climbed each of those months from 103 to 112 to 137. The sale-to-list ratio held near 99% at 98.96%, so pricing discipline hasn't broken down, but only 4 of 18 July closings sold above asking compared to 9 above list back in February. The Ivy carried the month with three sales at a $600,000 median and zero days on market, while single sales in Mt. Olympus, Canyon Rim, and Winder Meadows rounded out the top subdivisions.

Mortgage context

The 30-year rate reached 6.875% as of early August, up 0.25 percentage points from 6.625% just 30 days earlier. Rates have moved steadily higher since February's 6.19% low, through 6.42% in April and 6.66% in June, adding real cost to a $719,000 median home and likely thinning the buyer pool that shows up to close.

Payment math

A $719,000 median-priced Millcreek home with 20% down runs $3,779 a month in principal and interest at today's 6.875% rate, up $96 from $3,683 just 30 days ago at 6.625%, and up $260 from the $3,519 payment buyers locked in back in February 2026 when rates averaged 6.19%.

Closings at just 18 for the month mean less competition than headline inventory suggests — 137 active listings against that thin sold count gives buyers real leverage. Target homes priced in the 400k-700k band, where median days on market fell to just 0-6 days and sellers are still working through eight price cuts logged this month. The Ivy had three sales at a median $600,000 with zero days on market, so if that community fits, move quickly, but elsewhere patience pays.

If you're selling

With active listings climbing from 112 in June to 137 in July while sales fell to 18, sellers can't assume the spring pace still holds. Price close to what recent sales in your subdivision actually closed at rather than the $599,999 median list — homes below $700K saw 8 of 18 closings, and buyers are negotiating hard, with only 4 of 18 sales going above asking. Prep and price now rather than testing the market at last spring's numbers.

Outlook

Expect inventory to keep climbing through late summer as new listings (46 in July) continue to outpace the thin closing pace, unless rate relief brings buyers back off the sidelines. The fast days-on-market reading should be read cautiously given only 18 sales — a rebound toward 30-plus closings in August would likely stretch that median back toward the 10-13 day range seen this spring. Sellers should expect buyers to keep negotiating below list in the 400k-700k range, where six of July's sales landed.

Watch for

If the 30-year mortgage rate climbs past 7% this fall, expect closings to fall further below the 33-sale trailing average and active inventory to keep climbing past 137, pushing the market further toward buyers.
