Millcreek homes move fast in July, but only 18 buyers showed up to close.

Homes that sold in Millcreek in July 2026 moved in a median of just 6 days, down from 13 in June and the fastest close time on record in the past 13 months. But that speed masks a thin month — only 18 homes closed, well under the prior 12-month average of 33, so treat July's numbers as a smaller, faster-moving slice of the market rather than the full picture. Active listings kept climbing to 137, up from 112 in June and 103 in May, giving the buyers who did show up plenty to choose from.

Median days on market has compressed hard: 13 in May, 13 in June, then 6 in July, with a quarter of homes closing the same day they went under contract. Sold volume moved the other direction — 36 in May, 26 in June, 18 in July — even as active inventory climbed each of those months from 103 to 112 to 137. Prep and price now rather than testing the market at last spring's numbers.
Outlook
Expect inventory to keep climbing through late summer as new listings (46 in July) continue to outpace the thin closing pace, unless rate relief brings buyers back off the sidelines. The fast days-on-market reading should be read cautiously given only 18 sales — a rebound toward 30-plus closings in August would likely stretch that median back toward the 10-13 day range seen this spring.
