Millcreek closings thin out in June as rising rates meet peak selling season

Only 25 homes closed in Millcreek in June 2026, down 26.5% from May's 34 and well off last June's 43 — even as active listings kept climbing to 132, up from 120 in May and 100 in April. That's a market shifting shape in real time: more homes to choose from, fewer buyers pulling the trigger each month, right in the middle of the warm-weather stretch that usually favors sellers around the Wasatch Front.

Median days on market held near 13 for a third straight month — 12 in April, 13 in May, 13 in June — with the fastest quarter of homes closing in just 3 days, down from 4 in April and May. But the sales-volume trend runs the other way: 37 sold in April, 34 in May, 25 in June, a steady step down even as new listings stayed near 46-68 a month and active inventory more than doubled from January's 67 to June's 132. That kind of move adds real cost fast for anyone financing a Millcreek home near the $650,000 median, and it's a plausible piece of why June's closings came in lighter than May's.

Payment math

A $650,000 median-priced Millcreek home with 20% down runs $3,416 a month in principal and interest at today's 6.875% rate, $86 more than the $3,330 payment 30 days ago when rates sat at 6.625%, and $235 above the $3,181 payment buyers locked in back in February's 6.19% low.
