Magna sellers lose their edge as July closings slow to a 51-day median wait

Homes in Magna took a median 51 days to sell in July 2026, nearly triple June's 19 days and the slowest pace of the entire spring-summer run. Only 23 homes closed, down from 31 in June and well off the 51 sales recorded in July 2025, even as active listings climbed to 129 — the highest reading in the past year of monthly data. Buyers now have more homes to choose from and more time to decide, a reversal from the sprint conditions of May.
Market pulse
Days on market swung from 13 in May to 19 in June and then jumped to 51 in July, the sharpest single-month lengthening in this stretch. Active inventory has been climbing steadily too — from 99 in June to 129 in July — while new listings held near 58, meaning supply is building faster than it's clearing. At July's pace it would take roughly five and a half months to sell everything currently listed, up from about three months back in May. The under-$400,000 band, which carried 10 sales in June, all but disappeared in July with just 2 closings, pushing the overall median sale price up to $474,900 even though the market itself has cooled.
Mortgage context
The 30-year rate hit 6.875% as of early August, up 0.125 percentage points over the past 30 days and continuing a climb that's run from 6.19% in February to 6.79% in July. That steady increase is showing up directly in Magna's numbers: the share of homes selling above list price fell to just 3 of 23 in July, down from 15 of 33 back in May when rates sat nearly 0.6 percentage points lower.
Payment math
With Magna's median home price at $475,000 and 20% down, the monthly principal and interest payment now runs $2,496 at today's 6.875% rate — $32 more than the $2,464 payment at 6.75% just 30 days ago, and $172 above the $2,324 payment buyers locked in back in February 2026 when rates averaged 6.19%.
If you're buying
Closings past 51 days on market are landing below list far more often than at it — 12 of July's 23 sales sold below asking versus just 3 above, so open with a number under the median list price and negotiate from there. Look at Mahogany Ridge and Meadows, where recent closings took 77-138 days to sell — sellers there have already absorbed the wait and are more likely to deal. With active listings up to 129 from 99 in June, you have more to choose from than any month since this data series began.
If you're selling
The quick-sale window from May and June has closed — days on market jumped from 19 in June to 51 in July, and homes are taking longer to find buyers again. Price close to what's actually closing in the $400-700K band (median $498,000) rather than the $439,500 list-price median, since asking prices are running behind sold prices this month. Nine of the 23 July sales had a price cut along the way, so building in room to adjust early beats sitting and cutting later.
Outlook
With rates already near 6.9% and typically drifting higher into fall, expect days on market to stay elevated through August and September rather than snap back to May's 13-day pace. Inventory near 129 active listings gives buyers room to be selective, and sellers who need to move should plan for a longer marketing period than they saw earlier this summer. The warm July-August selling window in Salt Lake County is still open, but it's competing against a thinner buyer pool than a year ago.
Watch for
If the 30-year rate pushes past 7% this fall, expect months-of-supply in Magna to climb from July's 5.6 toward 7 or 8 as closings thin out further while listings keep arriving.

Common questions about Magna this month
Is Magna a buyer's or seller's market in July 2026? ▾
It's tilted toward buyers now. Days on market jumped to 51 from June's 19, only 3 of 23 sales went above list price, and active listings climbed to 129 — all signs that sellers have less leverage than they did in May and June.
Why did the median sale price rise in Magna even though the market slowed? ▾
The mix shifted, not the pricing power. Sales under $400,000 nearly disappeared — just 2 in July versus 10 in June — so the $474,900 median reflects more $400K-700K homes closing, not stronger demand at every price point.
How much has the mortgage rate increase affected monthly payments in Magna? ▾
On the $475,000 median home with 20% down, the payment is $2,496 a month at today's 6.875% rate, $32 more than 30 days ago and $172 above what buyers paid in February when rates averaged 6.19%. That's a real bite for buyers stretching to qualify.
Should sellers in Magna expect a fast sale like earlier this year? ▾
Not right now. May's 13-day median and June's 19-day median were unusually fast; July's jump to 51 days is closer to what the winter months looked like. Pricing near what's actually closing, rather than last spring's pace, will matter more this time.
Are price cuts common in Magna right now? ▾
Yes — 9 of the 23 homes that sold in July had a price reduction along the way, the highest share of the past six months. Sellers pricing at or above the $439,500 list-price median without room to adjust are the ones most likely to sit.
