Homes in Layton took a median 27 days to sell in June 2026, up from just 12 days in May — a reversal after four straight months of faster closings. Active listings reached 281, the most in the past six months and up from 248 in May, while the 61 sales closed were down from 71 the month before. The rebound in days on market lines up with a market that's adding supply faster than buyers are absorbing it.

Market pulse

Days on market in Layton have moved in a clear arc over six months: 58 days in January, 42 in February, 26 in March, 25 in April, then a sharp drop to 12 in May before bouncing back to 27 in June. Active inventory has climbed every month since December's 157, reaching 281 in June, while new listings pulled back to 102 from May's 130. Sold counts peaked at 77 in April and have eased since, landing at 61 in June — below the prior 12-month average of 64 — and the sale-to-list ratio has drifted from April's 99.79% down to 98.56%, the lowest reading since December's 97.52%.

Mortgage context

The 30-year rate has climbed steadily since February's 6.19% average, reaching 6.42% in April, 6.55% in May and 6.66% in June before hitting 6.875% today, up 0.25 percentage points from 6.625% just 30 days ago. That climb is showing up directly in Layton's numbers: June's median sale price fell to $469,000 from May's $500,000, suggesting buyers are gravitating toward lower price points as borrowing costs rise.

Payment math

A $469,000 median-priced Layton home with 20% down runs $2,465 a month in principal and interest at today's 6.875%, up $62 from 30 days ago when the rate sat at 6.625%, and $169 above the $2,296 payment buyers locked in back in February 2026 when the rate averaged 6.19%.

If you're buying

With 281 active listings — the highest of the past six months — and median days on market back up to 27 from May's 12, you have room to negotiate again, especially in the under-$400K band where homes are sitting a median 50 days. Look at North Park Village, Park West Estates and Rolling Hills, where June closings clustered, and don't hesitate to ask for price concessions on anything already showing a price change (24 of June's 61 closings had one).

If you're selling

Price against what actually closed, not last month's pace: 27 of 61 June sales went below list and the sale-to-list ratio slipped to 98.56%, the softest reading since December. If your home isn't priced within a few percent of recent comparable sales in your subdivision and price band, expect to join the 24 listings that already took a cut this month.

Outlook

With inventory at 281 and new listings cooling to 102, expect days on market to keep drifting toward 30-plus through late summer unless closings pick back up. Rates near 6.875% and climbing from the February low mean fewer buyers stretching into the over-$700K band, where June's 11 sales still moved in a median 4 days — the one segment still moving fast. Sellers along the Hill Air Force Base commute corridor and in family-sized subdivisions should plan for negotiation, not multiple offers, into September.

Watch for

If active inventory keeps adding at June's pace — up from 248 in May to 281 in June — while sold counts hold near 60-70 a month, months-of-supply likely pushes toward 5 by September and the sale-to-list ratio probably drifts under 98%.

"Layton's spring sprint cools as inventory outruns demand."

Common questions about Layton this month

Is Layton a buyer's or seller's market in June 2026?

It's tilting toward buyers. Active listings reached 281, the most of the past six months, while days on market bounced back to 27 from May's 12 and the sale-to-list ratio slipped to 98.56%, the lowest since December. Buyers have more room to negotiate, particularly in the under-$400K band where homes sat a median 50 days.

Why did Layton's median sale price drop in June 2026?

The median fell to $469,000 from $500,000 in May, partly because rates climbed to 6.875% and pushed some buyers toward lower price points, and partly because 24 of the 61 June closings had already taken a price cut. With only 61 sales, the month-to-month swing also reflects a smaller pool of closings than April's 77 or May's 71.

How much has the mortgage rate increase affected monthly payments in Layton?

On the $469,000 median home, the payment at today's 6.875% runs $2,465 a month with 20% down, up $62 from 30 days ago and $169 above the $2,296 payment available in February 2026 when rates averaged 6.19%. That's a meaningful climb for buyers who were shopping earlier this year.

Are homes still selling quickly in Layton, or has the pace slowed?

It's slowed. May's median of 12 days on market was the fastest of the past six months, but June jumped back to 27 days as inventory grew and new listings pulled back from 130 to 102. The over-$700K segment is the exception, still closing in a median 4 days in June.

Which Layton neighborhoods are seeing the most activity right now?

North Park Village, Kayscreek Estates and Park West Estates each had 2 closings in June, with Park West Estates selling in a median 6 days. Amber Fields also posted a sale, though at $1,623,696 it reflects a single high-end outlier rather than the broader market.
