Activity has been thin, with only six closings across the past several months: a single sale at $635,000 in December, one outlier at $1,065,000 in January, and four March sales at a $909,500 median with 41 days on market and a 98.76% sale-to-list ratio. New listings since then have been priced from $725,000 to $1,450,000, so the working range is wide on a limited sample. HOA dues run about $135 monthly, and homes here feed Wasatch High, with 80% assigned to Timpanogos Middle and elementary students split between Daniel Canyon and Old Mill.
