Grantsville's closings tick up, but 164 active listings keep sellers on edge

Closed sales in Grantsville rose to 21 in August, up 62% from July's 13-sale low — the first uptick in closings since spring. But that recovery came against a backdrop of active listings hitting 164, up from 145 in July and more than double the 71 active in August 2025. This reads as a buyer's market: more sellers waiting than buyers closing, even with the summer selling window in full swing.

Market pulse

Active listings have climbed nearly every month since February's 87 — 90 in April, 102 in June, 145 in July, and now 164 in August, even as new listings cooled from July's 65 to 44. Closings bottomed at 13 in July before rebounding to 21 in August, still below the prior-12-month average of 23 sales a month. Days on market ticked up slightly from 28 in July to 37 in August, while the sale-to-list ratio eased to 99.18% from July's 101.27%, a sign sellers are no longer commanding above-asking offers as often.

Mortgage context

The 30-year averaged 6.77% in August, capping a climb from February's 6.16% low, and now sits at 6.875% today — up 0.125 percentage points from 6.75% just 30 days ago. That steady upward drift has kept monthly closings from returning to the 30-plus pace seen back in March and April, when rates were closer to 6.4-6.5%.

Payment math

A median-priced Grantsville home at $454,900 with 20% down runs $2,391 a month in principal and interest at today's 6.875%, up $30 from 30 days ago when the rate sat at 6.75%, and $172 above the $2,219 payment buyers locked in back in February 2026 when rates averaged 6.16%.

If you're buying

With 164 homes active against just 21 closings, you have room to negotiate — especially in the 400-700K band, where median days on market sits at 33. Desert Edge is the volume leader this month with 5 sales at a median $447,900, a good gauge for what similar homes are actually clearing at versus the $567,500 median list price. Don't anchor to asking prices; the gap between list and sold here is real.

If you're selling

Twelve of August's 21 closings took a price cut before selling, so pricing to last spring's numbers is a losing strategy — start closer to what Desert Edge and South Willow Estates are actually closing at. With active inventory at 164 versus new listings of just 44, you're competing hard for a shrinking pool of buyers; price to the $454,900 median now rather than chase it down over 60 days.

Outlook

Expect the active-listings climb to continue through fall unless new listings pull back sharply from August's 44 — inventory has more than doubled since February's 87. With the 30-year sitting at 6.875% and still drifting up, closings are likely to stay in the high-teens to low-20s range rather than snap back to spring's 30-plus pace. Sellers who need to move should plan for the current sale-to-list ratio of 99.18%, not the 100%-plus ratios seen back in April.

Watch for

If new listings keep landing near 44-65 a month while closings stay under 25, active inventory could push past 200 by year-end and sale-to-list likely drifts toward 97-98%.

Common questions about Grantsville this month

Is Grantsville a buyer's or seller's market in August 2026? ▾

It leans toward buyers. Active listings reached 164 against just 21 closings, and the sale-to-list ratio slipped to 99.18%, meaning most homes are selling slightly under asking. Twelve of the 21 August closings had taken a price cut before finding a buyer.

Why did the median sale price in Grantsville drop to $454,900? ▾

August's closings skewed toward the lower end, with only 2 of 21 sales above $700,000 compared to 7 back in March. It is not necessarily a sign of falling home values across the board, since the mix of what closed shifted rather than every price band dropping equally.

How much has the 30-year mortgage rate changed for Grantsville buyers this year? ▾

Rates climbed from a February low of 6.16% to today's spot rate of 6.875%, a 0.71 percentage point increase. That has pushed the monthly principal-and-interest payment on a median-priced home up $172 a month from what buyers paid in February.

Which Grantsville neighborhoods are selling the most homes right now? ▾

Desert Edge led August with 5 sales at a median $447,900, followed by South Willow Estates with 2 sales at $530,000. Both sit in the more affordable end of the market, which tracks with August's overall price mix skewing lower.

Should sellers in Grantsville expect a bidding war this fall? ▾

Unlikely given current conditions. Only 5 of August's 21 sales went above list price, down from July's 8 out of 13, and with 164 active listings competing for a shrinking buyer pool, pricing accurately from the start matters more than holding out for a premium.
