Closed sales in Grantsville fell to 17 in June 2026, down from 29 in May and well off the 25 closings recorded in June 2025 — a 41% drop from last month's pace. That pullback in demand came even as active listings kept climbing, reaching 127 homes, up from 109 in May and 100 in April. Fewer buyers are closing right as more sellers are listing, and that gap is the story of the month.
Market pulse
Days on market has bounced within a narrow band over the past six months — 51 in both February and March, dropping to 45 in April, 37 in May, and ticking back up to 39 in June. The sale-to-list ratio has drifted down too, from 100.17% in April to 98.54% in May and 98.73% in June, meaning fewer homes are fetching full price. Only 3 of June's 17 closings sold above list, versus 12 of 31 in April, and no homes closed above $700,000 in June for the first time in this six-month stretch. Meanwhile active inventory has climbed every month since March's 90, now at 127 — the highest run in this window, even as new listings actually eased from May's 46 to 38.
Mortgage context
The 30-year rate has moved from 6.19% in February to 6.66% as June's monthly average, and now sits at 6.875% as of mid-July, up 0.25 percentage points in just the past 30 days. That climb adds real cost for buyers already facing more competition in inventory choices, and it's a plausible piece of why June closings slowed even as new listings held near 38.
Payment math
A median-priced Grantsville home now runs $515,000, and financing it with 20% down at today's 6.875% rate puts the monthly principal and interest payment at $2,707 — $68 more than the $2,638 payment buyers faced 30 days ago at 6.625%, and $186 above the $2,521 payment available back in February 2026 when rates averaged 6.19%.
If you're buying
With only 17 closings against 127 active listings, buyers have real leverage this month — target homes priced in the $400,000-$700,000 band, where 14 of June's 17 sales landed and median days on market sits at 44. Six of June's closings involved a price cut first, so don't hesitate to negotiate on anything sitting past three weeks, especially with no competition from over-$700,000 buyers pulling attention elsewhere.
If you're selling
Price close to what similar homes have actually closed for — the sale-to-list ratio has slipped to 98.73%, and 10 of June's 17 sales closed below list. With inventory piling up past 127 listings and only 38 new ones arriving, differentiate on condition or price under Cherry Wood and Carriage Crossing comparable sales rather than testing the market at April's stronger numbers.
Outlook
Expect the buyer's-market tilt to hold into late summer as rates sit near 6.875% and inventory keeps building past Wells Crossing and Deseret Highlands supply. If new listings stay below 40 a month while sold counts hover near June's 17, months-of-supply pressure should keep sale-to-list ratios drifting toward 98% or lower through August. Warm 75-95°F weather typical for Tooele County in June usually supports showing activity, so the slowdown here looks like a rate and pricing story more than a seasonal one.
Watch for
If closings stay near June's 17-per-month pace while active listings keep climbing past 127, months-of-supply could push toward 8-9 by September, pulling the sale-to-list ratio below 98%.
